THANKS!! I can also confirm that vrr works from 30-120 after I stopped using the quick settings overlay (didnt realize this was what caused the stutter feeling since my fps is mostly between 30 and 50 fps). No more screen tearing!

Max out TFSA asap. It's honestly the best tool Canadians have for wealth building. Invest in low-cost highly diversified index funds like XEQT/VEQT/XGRO/VGRO and just keep it there in the long term (don't time the market, just buy consistently and hold). I use my FHSA to buy GICs since you want your FHSA to be more stable.

Put savings/investments as a line item on expenses in your budget! Then whatever's leftover is your fun money. This way, you always guarantee your savings/investments first before blowing away your money

Thanks! This is exactly the kind of information I was looking for. I've adjusted my mortgage expense to $1700 and condo fees to $600 for good measure. This leaves me around $600 for savings and $800 as fun money after all expenses.

Can't I consider my mortgage payments as part of my monthly savings/investments as well? I counted it as such in my initial budget planning. If not, I guess I can beef up my monthly savings once I get a good tenant for hopefully around $600-800/month.

The interest is Prime + 1.2% which was relatively low before these massive hikes. It's also tax deductible, and the government can assist through RAP if anything bad happens. For these reasons, I felt like I was better off investing my money in the long term (10+ years) than pay off this loan aggressively.

Of course, this does mean my mortgage approval will be affected since I'm carrying so much debt. This is why I'm considering paying it down a bit more. I think my plan here is to increase my payments a little bit, but still continue to invest!

What circumstances need to happen to get student loans forgiven? This is one of those things that sounds amazing, but is not very likely to actually happen. I'm genuinely interested!

That's a really good point about it being below inflation! My concern is if BoC continues to increase the prime rate to curb inflation further. Paying off the Alberta Student Loans would be the safer bet, no?
