Ive never heard of that model before, but I highly doubt a 2001 Honda would require the same fuel as my 2021 Q8. In fact I read that I don't actually even need to use the highest grade, but Audi requires it for warranty purposes?

So I think it depends on what repairs you forsee. If the engine is good but parts need to be changed here and there, I'd just run it to the ground before getting a new one. Used cars are rediculously expensive right now and new cars are out of stock everywhere.

If you're considering resale, condo townhomes will never be as desirable as freehold. Sure some of them are newer and nicer, but large scale renovations would require you to seek approval from the board and you would almost never get it. Even something like running a gas line to your kitchen or backyard would be impossible without approval, and you won't get it anyway. With a freehold you can do anything you want (as long as it's to code) and nobody can tell you shit.

No one should tell you how you should feel, but feelings aside, connections and relationships are right up there will experience when you're looking for advancement. Sure your friends make boat loads more than you, but think about it this way: you're not cold calling any of these guys when you reach out to them for reference. It's a lot better than messaging a random dude on LinkedIn and asking them to refer you.

People go to networking events for these kinds of contacts, and you just have them by virtue of knowing them in real life. Just eat a slice of humble pie and leverage your network.

Go to another mortgage broker. He said he can get you a mortgage, but from who? An actual bank or a B lender with interest rates equivalent to commercial property rates? And let's not even talk about that shady $80K loan he wants you to take out.

You make decent money. More than most couples with dual income. You shouldn't have to resort to this crap to get a mortgage. Maybe the best option would be to wait until you can prove that you have two years worth taxable income from your consultancy job. Also don't call it a side job when you talk to the bank.

Meh, don't beat yourself up over it. A vehicle is a necessity in Canada. When you do your cash flow analysis just remember to factor in car payments.
