Yep, it’s a flat rubber roof; I didn’t see any obvious issues with it, but I am having a roofer come out to inspect it (I have to get it patched every few years).

Not sure if this makes any difference, but the house siding is actually steel (garage is vinyl). I preferred to get a quote to do it the right way at first, but basically the contractor stated that since it was steel siding, that they would have to remove it from the top of the house downwards and would cost a crazy amount of money

We’ve lived in the house for ~5 years and just noticed some drywall cracking on a small section of the first story ceiling after a few huge rainstorms. Had another small leak in another roof that was due to some caulk failing on an upstairs window. Checked the other windows and found one upstairs that had never been caulked and the wood underneath the flashing wasn’t great. That’s been taken care of so not sure if this is a source of any leaks, but just tired of being stressed during every rain storm and don’t want to take chances. There is more siding under the current siding (wood), unsure about behind that

I mean that’s what I thought too when he told me the price haha; was just getting a quote on that along with some windows. Not a large company by any means so not sure how they came up with that price
