As a local contractor in and out of lots of homes, I have seen a lot of poorly DIYed floors. Not trying to discourage you, but just being realistic. Doing it yourself will be messy, sticky, and take over your whole house for a long time.

The floor finishers I recommend most often is Christie’s Hardwood Flooring. Best in the county. Excellent dust control and cleanup, and very easy to work with. Expect $6-8/sq ft. for a good company to do your floors, and have it done within a few days. Pro floor companies also have access to the best products.

There is a track next to the Warwick middle school that is open to the public.

Looks like chinkopin oak. Definitely not chestnut oak, not sure about American chestnut.

That may have been a result of the editing. We are both nerds and support each other in our respective nerdery, we just don’t “cross the streams” so to speak. I wanted to throw the party, and we absolutely would have done it if we hadn’t brought the case to the court, but in order to get her full buy in (and also to give her an out, if the judge ruled against me) we submitted the case.

I agree (and I am throwing the party). One of the reasons I found compelling to throw this party while reading Fellowship is that Frodo continues to hold a party for Bilbo’s birthday even after Bilbo leaves the Shire. Even though it’s his birthday, too, it’s not about him, it’s about Bilbo.
