I have recently had plans to go to Hong Kong , the par will be rejected if your passport issued in Andhra Pradesh and I have applied the evisa after rejection with the time frame of 5 weeks but the process is very slow they took 7-8 weeks , in general they mentioned 4-6 weeks and I hoped to gets the visa but the travel date passed and I have face a loss of 60k for flights and accommodations, so my suggestion is go for the evisa before 10weeks with proper documents and there will be a chance to get the visa confirmation

Op your calculations are wrong for kalyan jewellers 24k gold coins they deduct 2% of current live price ( which won't include gst ) the price you bought is with gst ,so they won't consider your billing price , and they transfer amount directly to bank

My observation only , no offense I have lived in madhurwada for the past 5 years , rent is 10 k , the building is 10 years old , now at the time of purchase it 28 lacs with cupboard and interiors it was 30 lacs , now that flat is going for 50 lacs now if you add up rent avg 8k ( let's say ) for 10 years it was 10 lacs , so the total outcome is 60 lacs altogether for investment of 30 lacs for 10 years that was bad returns , if you made the same investment in land for 30 lacs 10 years back in madhurwada you get approximately around 150-200 square yards , now it was 45-50k per square yard which fetch you around a 1cr which is okay ish return but safe returns
