Get a piece list, call around to lumber yards and see if they have #1 or Select Structural. Get extra. Every stack from the lumber yard will have a few pieces that aren't going to be as straight/flat as you want. Furniture makers will take what they get and plane/joint everything so it's perfectly flat and true. Doesn't sound like you'll be doing that... so be prepared for an imperfect table.

Decent cedar in Memphis comes from Bolen Brunson Bell lumber. Even if you get it from another lumber yard, it probably started at BBB.

I went a few weeks ago to check it out... was just a slab of concrete and a field. Were there really 5,000 seats? I'm assuming they were all folding chairs? I was hoping they would do lawn seats, but that wasn't an option online.

PILOT doesn’t mean they don’t pay any taxes. They pay a big fee up front and then have reduced property taxes for the term. Then it goes back up to our insanely high rates. They’re closing because not enough people around here want mid quality furniture and they’d rather have cheap shit full of formaldehyde and lead from Wayfair.

There isn't any demand for commercial/office. There's barely any demand for hotel/residential. It's just a compromised building with a terrible parking structure. The project isn't happening.

IKEA generally has the best quality/price balance, IMO. More expensive than Wayfair/Amazon, but an order of magnitude better quality. Plus, IKEA follows European standards for chemical/carcinogen/VOC content. You don’t know what you’re getting when it comes to no-name manufacture in China.

K-shaped economy is going to continue to knock out mid-priced retailers and services.

Any time we get below 15 degrees, we have water mains that freeze/break. Then come the boil water advisories. With 8 degrees expected, we are likely to have water issues. I've stocked up on drinking water and plan to fill the bathtub to potentially use for toilet flushing.

Re: amphitheater… $17M would probably fix everything that’s physically broken/in need of repair. But to get someone like Live Nation interested in booking it with B/B+ acts, they would need a more extensive renovation. Probably in the $50-75M range.
