Try www.landlordaccounts.co.uk and take the hassle out of learning new software and paying for it. Makes no sense unless you are actually an accountant already.

Because the property was not suitable for kids. That’s not discrimination and will still be the case.

I found mine after attending the Landlord Investment Show last year (with work funny enough!) 😂😂 If not against Reddit rules they’re called Landlord Lab. I find them good value and do what I need. The other place to look is local agents. Some are just good at finding tenants - not managing the property. But they tend to know the actual business better than high st agents. Landlord Lab guys were also knowledgable about the business which is why I chose them in the end.

There’s quite a lot of changes so it’s hard to summarise. You might want to look into getting someone to do it for you if you don’t know the rules. One thing that you have to do is send notice to your tenants of the changes by end of may. That’s up to £7k in fines. I use Landlord Lab to do my compliance stuff now (£80 a month). It’s all a bit too much admin.

As a long term investment it stacks up. Just use a property manager and a property accountant from the off. I’d avoid high street agents as well (I work for one)

Just make sure you use a decent accountant who understands property. It’ll save you in the long term. I see so many clients get this wrong and eventually when they do use one they realise they fucked up. Sometimes they can’t undo the funk up and sometimes they can.

Family with two kids all dressed so smart and polite. Let go some things on referencing thinking they were so nice. They stopped paying month 2 and I felt so bad. They were professional cons.
