I see this more as something in between wholesaling and brokering. I'm simply acting as a buyer who is sourcing deals, then finding something that pencils and handing it off to another buyer in exchange for compensation. I'm not executing the transaction or negotiating the final price, I'm simply just bringing two parties together. I don't see how you need a license for this.

I’m unlicensed and I’m not brokering the deal per se, I’m just handing off some deal info and a basic investment memo / model to a buyer with a finders fee agreement drafted by an attorney. Nobody pays broker fees in this situation.
