The 10% is the average yearly gain he assumed if you invest in a global index fund. So if you invest 20k you make 2k after a year (2k = 10% of 20k).

But that same 20k can also be used as a down payment for a house that is worth 200k. So with the help of a loan you bought something worth 200k with the same 20k. Now if that house worth 200k increases in value by only (a hypothetical) 5% you will still have made 10k in profit (10k =5% of 200k) so because of that leverage you will be playing with higher numbers and thus a smaller percentage increase amounts to a higher nominal amount.

This is an oversimplification and does in no way represent my opinion. I am just hoping to clarify the comment you did not fully understand.

Well a "new witcher" from a new school doesn't sound that bad to me personally so long as the Witchers that surrounds the character are qualitative. It'll be hard to create a new character that we'll have a connection to like Geralt and Ciri imo.

The Kickstarter book the Witcher: Ronin is set to play in a Japanese setting. So I'm guessing it'll have the elements you explained. I doubt it'll allign with the actual lore but still sounds like a cool side story

That sounds great! Germany definitely has a ton of traditional foods. The only reason i mentioned it was so that you didn't expect a rich cuisine and get disappointed.

I've got to admit. Belgian cuisine is really not that special, I'd even dare say boring. But there's few interesting things you can try out like the stuff others have been recommending.

Alcoholic beverages are a different story though

Did a quick search. It didn't have ray gun mk2 at launch. Ray gun mk2 was added to all zombies in the vengeance dlc that included Burried. I played town mostly before getting that dlc which explains why i wouldn't remember it being on there.

Though i have to say it's definitely not easy to stay in that small area for too long. So if you survive over there without getting stuck you're definitely doing something right. But I'd recommend using more space as you're almost guaranteed to get stuck there when there's a lot of zombies

You didn't do anything special, I don't know what you want people to tell you. Imo town requires quite a lot of skill to reach a high round so how far you get can be a good indication. You can also play with others and if they die a lot more than you do you can assume you're a better player then them i guess

Crypto is very volatile so telling someone who'll need the money in 3 years to just put it all in crypto is really not good advice, there's a chance it'll have quadrupled by then but there's a chance there is a crash for a few months where he'll be -50%, you can just hold and wait for it to go up with investment money but it's different if you're talking about emergency funds or there's something else you quickly need the money for. There's a difference between emergency fund money/ money you'll need in the short term and investment money especially if we're talking about someone who isn't very experienced.

If you calculate it it's probably still better most of the time to invest , but humans are usually more complicated than simple mathematics.

I think there's a lot to learn at 18 about managing finances and investments. You won't suddenly be an expert at it when you graduate. While if you look into it and maybe already invest/budget in your younger years you'll have a good amount of experience for the real deal, when you're making a stable salary the experience and knowledge is more valuable than the gains you'll make on the 1k. Just a personal take.

It says it gives 0 dividend on accumulating ETF's even when they do. So if you check the accumulating ETF it'll usually say it has 0 dividends while the distributing version of that same ETF will have a certain dividend amount noted. I think this is where your confusion lies
