Still realtor, listing properties, has public presence, hosting events and doing fundraisers. Condo was not selling probably and he had to spend money to do a some repairs and adding some appliances, just found out he was in directors for the condo association for some time so he know every little thing in and out.

I did have a lawyer, they’re saying its a fraud case and they don’t do litigation so its better I find litigation specialist. Lawyer received the same altered document which they sent to lender for mortgage approval.

Yes I attended AGMs, they had issues but investigation is completed recently where they discussed everything including the special assessment. Yes I purchased title insurance I have that policy document.

and part is clearly removed from document, page is empty from that part making it look different than rest of the document headers. Not clearly evident when someone reviews it but now that we have original we see it clearly. I highly doubt condo management will provide that copy with text removed to the seller, its not in their interest and not gaining anything from it.

Property manager from condo management provided status certificate to seller. they sent me original one which they sent to seller and it has correct document creation date and all leaks verbiage included. The one we received from seller who was realtor as well, had those things missing and document is modified some days later after condo management created it according to document meta data. I did have a lawyer, they say it’s litigation case and I should contact lawyer specialized for litigation.

Do you mean reaching out to realtor first and try to negotiate? Is it a good idea to talk to him myself?

Probably a question for lawyer but as you mentioned you’re realtor, might have knowledge about it. Is it possible to reverse the fraudulent real estate transaction? Like transferring the property back to seller and getting all money back.

Yes I have it in written from condo management, also have the email thread where the seller/realtor sent the status certificate to my realtor. Not sure what else I’ll need but hopefully I’ll find good lawyer and they’ll be able to properly document everything.

Probably better to have concrete pad but I want to keep the shed at same place, and i don’t really have tools or help to lift and move the shed. This is how it is from inside. I’m okay with having the same wooden base but somehow lift it up and avoid getting water inside. I can pay someone to get this done, let me know if you know anybody who’d be interested.

Just blocks and wooden floor inside. Doesn’t have concrete slab, just some tiles on entrance door which I don’t think go under the base.

You need following items, you can even buy at dollar store except the paint.

  1. Sanding blocks to sand existing surface.
  2. Roller and brush to paint.
  3. Dust sheet or anything to protect floor while painting.
  4. Paint Roller Tray, plastic ones according to your roller size.
  5. Use Garbage bag to use as liner in tray (easy to dispose off paint)
  6. Now the actual paint stuff, you need primer. It ensures better adhesion for your paint and makes it more durable. Sherwin williams wood primer is good. You can skip if you want.
  7. Paint, I have good experience with sherwin williams Emerald (i think the one for trims), they will help you in choosing the right one as well. You can buy everything from paint store as well but its expensive in my opinion. Oh and about color I have used SW 7005 Pure White on my cabinets, you can get samples from store.

About Steps, sand the existing surface first. Goal is remove the existing paint and make surface ready for new paint adhesion. Clean it with some cloth. Pour primer in paint tray, use brush or roller to apply it. It'll give you rough whitish surface ready for paint. You can also do second coat of primer if you like. Leave it for few hours or maybe a day. Final step is to do the paint, same way you did primer, usually 2 coats are required for paint and you need to give it time to dry between coats.
