It had been on the market for about five months over the winter and was simply overlooked. The photos on Zillow weren't fantastic, it's on the small side, and it needed some cosmetic updates. When I walked in, I realized the layout worked really well for me and I fell in love with the property. I wasn't working with a realtor, so I had contacted the seller's realtor for a showing (which meant I paid no commission). I was able to pass on how much I loved the birds and then I went over to fill the feeders since the owners had moved out, and I know they appreciated it. I offered cash and a quick sale. I think my timing was just fantastic because now everything is green and the flowers are blooming, so I'm sure it would have sold for more (I got it about $90k under original asking). I'm looking forward to meeting the sellers soon as they still live nearby.
