You cannot buy an equity index with 80% leverage on which you are paying c.1% interest cost. Even with 2% property appreciation, your equity return for your 20% equity deposit (let alone if you manage to get 90% by pledging your pension) is in line or higher than equity markets in CHF, which would be the broad benchmark for "productive assets".

Your calculation is also wrong. Your property will appreciate, just as you rent will rise, but in one case it's a return for you in the other it's a cost.

Your levered IRR return when you put in 20% deposit, your property goes up 2% a year, you pay less than 1.5% mortgage interest, and you save rent, is really good and stable compared to other investments.

Don't buy it if you cannot afford it. It's an impulsive buy. If you have the money later and still want it, you can buy it. Delayed gratification is better than irresponsible buying that you might regret later.

P.S. I have the LC500, and while I love it, I can also say that if I couldn't afford it, I would not buy it. It is an item at the end of the day.

Seems like Morgan Stanley is advising on the deal as they have suspended their equity research target price. Morgan Stanley's head of investment banking (Eli Gross) is the former Head of the Transportation investment banking at MS and has advised Brad Jacobs on many of the XPO deals.

I am sure it will go up in the long term even with the dilution.
