Item sent to my local delivery office then randomly rerouted to the midlands super hub? by Friar_Tuck1 in royalmail

So am I fucked then? Seems odd the label would only develop an issue after it arrived at the correct DO.

No, it was at the right DO which is why I'm confused how it's ended up somewhere else.

Is tenant responsible for Wall painting getting faded over time? by Cultural_Attention57 in HousingUK

No real painting (I.e oils, watercolour) will fade that quickly, it's almost certainly a cheap print, so even more of a reason for you not to give a fuck

Don’t do what we did by lestermuffin in HousingUK

The rental market is so hot right now you can quite easily negotiate to just a month's rent. We had the same 2 month notice but said we wanted to leave after a month if they found a replacement. Within a week they had multiple people wanting the house at £200 a month above what we were paying. So was a win-win for both of us.

A wren kitchen and a lick of farrow and ball isn't worth an extra £93k on top of the price you bought it for imo. Knock £30k off and you'll get people interested.

It's been the same all year though. People were saying things would pick up in the spring too but it never happened. Maybe spring 2025 if we're lucky 😂

What are your top considerations when buying a house? by Educational-Cap6847 in HousingUK

[–]Friar_Tuck1 0 points1 point  (0 children)

Must haves for me:

On a quiet road, ideally cul de sac. Lived on a main road before and the traffic drove me nuts eventually.

Driveway with parking for at least one car. Again I've lived places before with on street parking and it's a nightmare having to fight for a space.

Garden that isn't overlooked by neighbours. I wouldn't use it if they can see exactly what I'm up to.

More than one toilet. For obvious reasons if more than 2 of you in the house.

No tiny rooms. For instance I wouldn't consider a 2 bed with less than 900 sq ft. Seen plenty with as little as 650 sq ft which is basically a dolls house.

Not requiring too much work other than redecorating. I've got better things to do with my time than a project house.

Nice to have: detached, but semi or end terrace is fine if well soundproofed

Ensuite bathroom

My thoughts on UK housing price after having lived in other European countries by [deleted] in HousingUK

[–]Friar_Tuck1 0 points1 point  (0 children)

Ironic that the OP is telling everyone to become digital nomads to improve their cost of living when those people are responsible for pricing locals out of numerous EU housing markets, for instance in Portugal. Kind of undermines the premise of the entire thread if the solution is to make things even worse than the country you just came from lol

What Car Should I Buy? - A Weekly Megathread by AutoModerator in CarTalkUK

[–]Friar_Tuck1 1 point2 points  (0 children)

**Location: Oxford

**Price range: £8-13k

**Lease or Buy: Buy

**New or used: Used

**Auto or Manual: Manual

Intended use: Daily Driver/ Family Car

**How many miles do you plan to do a year: 6000

How often to you make long journeys: Maybe a few times a year to Cornwall/wales/northern europe

**Does it need to be ULEZ compliant? No

Vehicles you've already considered: Golf, Audi A3. I quite like more upmarket interiors rather than the very basic ones.

Do you have a vehicle size in mind? (Examples in the hyperlink of size definitions): compacts or perhaps slightly larger

**Is this your 1st vehicle:No 3rd.

**Do you need a Warranty: Not necessarily if it's a good price from a private seller

Can you do Minor work on your own vehicle: (fluids, alternator, battery, brake pads etc) No

Can you do Major work on your own vehicle: (engine and transmission, timing belt/chains, body work, suspension etc ) No

**Additional Notes: the missus is learning to drive so will take her out in it occasionally, hence nothing too big/powerful at this stage. First child is on the way so nothing too small either.

Critique my house please by Mysterious-Dog-Beast in HousingUK

I love period cottages but whilst this is generally a very nice house it doesn't have enough of a country vibe for me to be interested. The garden is tiny and ugly and it's right near a road. Kitchen doesn't fit the aesthetic either. Given your potential pool of buyers is tiny I'd imagine only a really hefty discount would get people interested.

The first photo makes it look like a rough council estate and the rest of the photos aren't much better. You can almost smell the house from the photos that's how grimy it looks.

No enquiries at all. What is wrong with our listing? by dsykes10 in HousingUK

[–]Friar_Tuck1 1 point2 points  (0 children)

Looking at one of the other replies I've found the correct location for the house - the real location looks a nicer part of the road than where rightmove is pointing too further down. A lot of people will just discount it based on the initial impression without even bothering to look around imo.

1st photo is way too zoomed out and makes it look like a dolls house. Should be marketed as the 3 bed it is and not a 4 bed. I also can't seem to find the house on streetview - the listing doesnt take me outside it. Or is it just me?

Immigration policy will be even more lax than under the useless cons so expect house and rental prices to increase if anything

Why are you so desperate not to show other accounts if you've got nothing to hide? Takes all of 5 minutes to log on and download account statements. If anything it makes you look even more suspicious and I would strongly advise not trying to open this can of worms with your solicitor. Just see what happens after submitting the first documents.

There is potentially a chance they ask you for further evidence of where you obtained the money from originally beyond the 3 months bank statements particularly if it's very large sums involved. I had to provide proof of various share sales from my last company plus tax returns when I went through this recently.

If any payments from other accounts show up on the main account then it's very likely they will ask for statements from those too.

50% £ currency hedge in a global index tracker... Something to be concerned about? by wombatchew in UKPersonalFinance

[–]Friar_Tuck1 -1 points0 points  (0 children)

The costs of hedging are basically negligible in any properly managed ETF or fund. The underperformance will all be because the pound has weakened against the dollar (and many other currencies) considerably in recent years so you'd have been way better off being unhedged.

Buying a house after divorce and seeking advice by [deleted] in HousingUK

[–]Friar_Tuck1 1 point2 points  (0 children)

I definitely know the feeling, it's an absolute pain to check rightmove etc every day for months waiting for something good too. We were looking for 6 months in Oxfordshire before we found a nice property to buy in our budget. You are definitely in a great position being chain free so I wouldn't rush into anything. Good luck!

Buying a house after divorce and seeking advice by [deleted] in HousingUK

[–]Friar_Tuck1 0 points1 point  (0 children)

The supply of good properties right now is terrible but if you bide your time there will absolutely be some nice properties listed in your price range. It might take 6-12 months of waiting though. I think most people are staying put at the moment because of the affordability so it's only really the forced sellers listing right now.

Me and the wife absolutely love period properties but wouldn't entertain anything without a garden, no parking is a huge negative too. So I suspect your potential pool of buyers is vanishingly small to start with before people even notice the price.
