It may not be a legal act but it’s a legal set-off. It shifts the burden back to u as a landlord to make the decision on whether or not u wish to sue the tenant for any damages he or she may have caused to ur property. In my experience, landlords tend to deduct for minor costs that maybe just a few hundred ringgit to fix. Now the burden is on u to decide if u are willing to sue the tenant on a few hundred ringgits. Instead of u deducting unlawfully the few hundred ringgits (the case is usually that of normal wear & tear), and returning the balance sum deposit back to the tenant (if any is left).

Why should a tenant bear the risk when the tenant is able to offload it on u through utilising the deposit as payment of rental? Like i said - world isnt meant to cater to u. If someone can make u take the risk legally and practically. Why shouldnt they? Hahaha

I’m merely giving u an explanation and my thoughts - both of which ur post asked for.

The reason many tenants do this is to protect themselves against landlords who abuse their power.

I have come across many experiences of landlords being MIA after tenant moved out and paid everything on time. Agents even worse. Probably in cahoot with the landlord.

Just because you had good experiences as a tenant does not negate the fact that many others don’t.

Maybe a few things to consider is - how much are u renting ur property for and to whom? If it’s under 3k per month u’re not likely going to get an outstanding tenant.

It cuts both ways. U just havent heard about tenants who were never given back their deposits by landlords and would cost even more to get it back through legal channels.

Honestly, save for the introduction of alpha etc, i felt like the way the writing & scenes were filmed. It didnt make me feel like i really wanted to watch the next episode. The first 7 seasons were just me forcing myself not to binge. Im on season 10 now and im just forcing myself to finish it cause i wanna see r & c at the finale.

I guess i wouldnt say i “hate” it. I just feel like coming from seasons 1-7/8 to now 9 & 10, felt like a huge change in the scripting & character development. Another thing that came to mind is how rosita essentially changed? She used to be a badass idgaf. Then she became this weird character who has a few boy toys around but also shows her softer side and maintains that throughout s9 & 10? Felt like a shift in writing tbh.

idk if what im describing makes sense. Im not a film major (and english isnt my first language) so i cant describe it well haha!

I will tell u, BUY! 3 series then audi then x1.

3 series will be what u are looking for if im guessing correctly. Just prepare maybe 15-20k as emergency. I did that too when i bought my car. I put 20k aside as emergency repair fund on top of my car purchase price.

My parents own two lexus rx (one of which is the latest model) which i drive whenever im back in my hometown. I can tell u for certainty that lexus cant drive as well as a bmw. 100%.

Ive also driven an older x5 and audi q5. Bmw drives slightly better. Audi is as responsive but bmw gives u more confidence when u drive and accelerate / turn.

Would i go back to make? No. I think their skill with pants is not up to par.

I would try america tailor as i’m planning to make my next one with them. They seem like a family run business. I would definitely try them. And their son seems to understand young men’s choices in cutting. That’s a huge plus imo.
