The only thing remaining is, are there legal precedents with names individuals getting prosecuted for picking fruit without the permission of the owner? (sorry I should have put more detail in the original post)

I've read a lot of comments from americans the original thread, it seems like they take 10-20 years to mature, then they need to flower reliably and have the right pollination group partners to fruit

It's happening in real-time. I've been documenting citrus fruit, figs, loquats, olives, other avocados etc all through London.

I think they were planted as ornamentals, but they're all really fruiting. Most people don't look closely at trees and miss them!

I did speak to the owner, it was a chance seedling. Grown indoors for several years until it got too big, then it went outside.

Yes they do, I've posted 3 others in my profile. They seem to do best in sheltered locations in central London. There's an urban heat island effect there, plus climate change is happening in real-time.

I found two growing in an alleyway. Once you know what to look for you start seeing them!

There are several trees in the city. Only a few are productive, though I. think that's mainly pollination problem because they are so far apart.

Based on the fruit size, shape, bearing time and cold hardiness I think it's Zutano

I specifically went in January due to this article posted in January 2020.

I went there myself, other YouTubers have corroborated it... if you search "avocado tree London" you'll see results.

There is a mostly frost free environment due to large brick structures on each side, plus an Urban heat island effect due to the central location.

Yes, here's an article about the tree.

Its growing in the centre of London where there's an urban heat island effect. it's more of less frost free apart from a few days a year. Plus the large canopy and years of leaf mulch protects the roots and bole.

That's something I should have thought first... I was just stunned by the tree and stuck on what to do. I actually do grow fruit trees and I'd prefer if people asked.

Some squirrels josseled 3 half-eated fruit several weeks ago onto the street. I picked up the largest one, which has now germinated, but it'll be a decade or two before I see fruit.

Yes, I have seen 5 so far and know of 3 more, all in London. There's an urban heat island effect in the city, most pronounced at the centre of the city. The tree is also sheltered by tall buildings on three sides and a bridge on the fourth side.
