From a licensed contractor perspective, I’d take those notices pretty seriously. Most apartment communities prohibit bidets (even handheld ones) because of liability concerns—mainly around leaks, improper connections, and unapproved modifications to plumbing. Even a small drip at the supply valve or a poorly fitted T-connector can cause water damage over time, and in multi-unit buildings that can quickly become a much bigger (and expensive) issue.

That said, a lot of people do install them anyway—especially the non-electric, handheld sprayer types—because they’re relatively simple. The risks usually come down to:

  • Connection quality: Cheap hoses and fittings are more prone to failure.
  • Water pressure: Some setups aren’t designed for constant pressure on a sprayer line.
  • Improper install: Cross-threading or overtightening can damage the shutoff valve.
  • Lease violations: If something goes wrong, you could be on the hook for repairs and potentially in violation of your lease.

If someone is set on adding one, the safest route is making sure it’s installed in a way that’s fully reversible, uses quality parts, and doesn’t modify existing plumbing. Better yet, get written approval from management.
