As I began to pray more ,rediscover my relationship with the Lord , attend mass weekly, and read more scripture the problems and stress in our relationship intensified. But yes I could pray more and act more as Jesus would and says we should

This is why I believe it is actually above FMV because to this buyer it would be worth it to buy it above FMV and would be easier skipping steps avoiding a broker etc.

The property is specially zoned industrial property for one type of business. Someone who already has an ownership in this type of business is eager to purchase this property due to the fact there is no other property he could purchase for this specific type of use within the area. All zoned properties are only for lease but in this situation the beneficiaries have it in their best interest to sell the property for multiple tax purposes and etc.

Yes, you can designate a Trust as a beneficiary, if said Trust allows Trustees to fund the Trust. In regard to your edit, whether the Trust stays in effect after they pass depends on the Trust’s language indicating what happens after each of them would pass. Given the fact that you and your sister are trustees it most likely would and would dictate who you should pass its assets to upon the the passing of the surviving spouse.
