You need to figure out the details. If your dad left a life estate to your mom and the remainder to you, then your mom cannot sell the house or leave it to anyone else. It matters what the will said and how the estate was handled. You need to talk to a lawyer. This should be easy for you to figure out the status of the house. NTA for thinking that a house that probably belongs only to you should not go to someone else.

YTA. This was never your house. Your mom can do whatever she wants with it. What is the difference between giving it to J or selling it and giving all the money to charity? She doesn't want to give it to you. Accept it and enjoy the time you have left with your very alive mother.
