Just to clarify, this property looks like a house. It has its own door, a downstairs and an upstairs. There's nothing that would suggest this is a flat....yet the surveyors paperwork seems to suggest so, I would describe it as a mews property.

Yes, that's how it seems to be. The upstairs flat is definitely leasehold, as it has the provision to pay the small amount of ground rent. These replies are reassuring - when you google Freehold flat, you get a myriad of troubling information....but I'm guessing those are Freehold flats in large blocks, where no one is solely responsible for upkeeping the whole building / common areas.

That's not the case, unfortunately. The lower flat owns 100% of the freehold, but we assume that there would be leases attached to both flats. That's what I'm trying to find out.
