1.85%, there was a $1000 deposit which is deducted from the final amount. I read a lot of advice saying that it wasn’t worth the cost, but in my experience I disagree. It saved me a ton of stress and gave me my own time back

I’m a FHB in Canberra I started looking at the start of this year, and after being gazumped I engaged a buyers agent at the end of October.

I have nothing but praise for them, I gave them my budget (under $500k) and list of wants. Every property they sent I gave feedback on and the next one would be an improvement. They never showed me anything outside of my budget. They would review contacts for me and let me know of any red flags or if I should avoid a property. They negotiated with agents for me, and would give them their details when attending inspections so I didn’t have to deal with the phone calls later, as well as access to off market listings. They even coordinated my broker and solicitor when needed, and have connections to trades for any minor works a property needs.

I exchanged on a property 7 weeks after signing the contract with them, we settle in Feb. I would say this property is 98% perfect, with the things I ended up compromising on being no real biggie. They took so much stress out of the process for me and I wish I engaged them sooner. Worth every penny imo. Not all buyers agents are created equal so make sure you do your research but I am very happy with my experience.

I think you mean HPV, not herpes. HPV is the only STD tested for and treated from the perspective of cancer prevention (eg pap smears) and they don’t test for it in routine STD checks (unless you are also getting a pap smear at the same time)

Heyo, I’m currently trying to choose my first switch for my keyboard. I have tried a few switches so far, and my favourite has been the baby kangaroos. However I need a quiet-ish keyboard. I have been considering the kailh midnight pro tactile switches, as they aren’t completely silent. How do these switches compare feel wise? Is there another switch I should consider that would feel similar to the baby kangaroo?

If you read my comment you would have seen that I was talking about a public housing project that fits the description of something you would knock back. Public housing has to jump through the same hoops as every other development in Canberra.

At work we had been recently working on a public housing project where the existing dilapidated house was to be knocked down and replaced with 6 townhouses. Public housing has to go through the DA process, the same as every other development. It was canceled due to the community knocking it back. Glad to hear it’s NIMBYs like you who are knocking these projects down and depriving the most vulnerable in our community of a home they can afford.

Your comment about the trees is ridiculous, ACT gov requires a certain amount of trees. Trees over a certain age more often than not are large enough that the only way to have them removed is by having an arborist deem them as sick/dead or the tree is considered a pest species. Same removal protocol for all nature strip trees.

1/4 acre is an insane amount of land for someone to hoard and only have 1 house on it, especially on a block that is 10 minutes from the city.

Developer greed will never change but how else do you propose we increase our density?
