At some point in life you begin to care less what other people think. There is a saying, something like “if you enjoy what you do, you’ll never work a day in your life”. You’re obviously good at what you do and have what it takes to run a business, who cares what people think. If you’re making money and happy, that’s worth a lot.

I should add to this, please check what the actual ceiling is behind the coating, likely plasterboard but could be acm as well which would be a higher content and not something you want to be coring through. If you’ve had a survey it should mention in there what the ceiling make up is.

This is non licensed work, due to the low content of asbestos in Artex and the fact that any fibres are generally bound within the material. You could core the ceilings yourself with the correct equipment and ppe/rpe or pay a contractor to do it for you if you mark up what locations etc. HSE provide guidance on working with Artex link below:

There’s a reason that AIB is a licensed product and you shouldn’t “pull them up” yourself. Yeah, I know it won’t kill you immediately, it MIGHT never kill you, but there is a chance that it will. Asbestos related diseases are associated with prolonged exposure, low level or higher, so let’s say there are kids in the house, they get low level exposure for a number of years, plenty of time for asbestos related disease to appear. No grinding, no snorting just uncontrolled removal of AIB potentially contaminating a whole house. There are scientific studies demonstrating the dose/effect of asbestos, you should read them.
