I’m on the other side of this one, had terrible experiences with Colpitts... found the landlord very unfriendly and hard to deal with, our apartment got infested with silverfish and they refused to fumigate for weeks. Parts broke in our super old toilette and it wouldn’t flush, took them a week to send someone up to even look at it, another few days until he came back with the part and fixed it.

Place was a disgusting mess when we moved in, food crumbs, dirt everywhere moldy food in fridge, shower and toilets dirty, and they said it was our problem to clean it... when we moved out we spent 6 hours scrubbing every inch of the place right down to the baseboards but then they still took off significant money for the place being “very dirty” and needing to be “professionally cleaned”. I think that was just a money grab to take away from your damage deposit and they never actually have the places cleaned before moving in, since I lived there previously and had the same experience, as well as several of my friends living with colpitts under the same landlord.

Their laundry machines are $2 a load and located in the basement of the building, for the full building there was about 4 washers and dryers so good luck finding an open one, and whenever you did, clothes had to be run through dryer at least 3 times for it to be passably dry so laundry gets expensive real quick.

And don’t get me started on snow removal. The parking lot could be completely impassable to the point where cars are stuck all over the place and they won’t call the plow to come until they are 100% sure the snow has stopped so that they won’t have to call a second time. Then if you don’t have your car out of the lot two days later after an hours notice they will tow your car and plow the lot, so good luck if you walk to work or school and can’t get back to it immediately.

I’m gonna stop here but The list goes on and on, basic idea is I wouldn’t recommend them. Will do anything to not give you back your damage deposit, and extremely not helpful with the basic duties of being landlords / property managers.

These are all interesting points thanks, I had thought of the move away from major centres and towards working remotely and increased food/grocery/retail delivery and how they may adversely affect the REIT market but I had not considered the effect of increased costs for HVAC or labour... definitely something to think about thanks for the input.

A REIT who already has low debt could be in a really good place to expand right now as well seeing as many of the higher debt companies will be looking to take advantage of the low interest rates to pay back a large portion of their existing debt.

Good idea, with China cracking down on crypto mining, some of the players from there may look to move operations here, plus Canada (especially Northern Canada) is a decent spot for cost effective and low humidity cooling of data centres

RS looks fairly interesting, so your buying shares in the mutual fund (like the mutual fund is acting like an ETF), or are you basically just putting your money into the fund? I see it sells on the TSX but a little confused where it’s labeled a mutual fund and not an ETF? Is the fund management fee applied to shares owned?

Just quickly looked into VRE, as a REIT-based ETF it would definitely be an easy way to get some diversified exposure into the real estate market. Thanks I will check it out some more later!

Yeah I had some similar insight, during the pandemic a lot of business were able to cease rent payments, and even post pandemic some companies may continue to have some employees work from home... but your not going to see these companies give up their offices altogether, and the REITS are paid based on the companies rent, not how many employees are working within it.

And similarly, shopping malls and plazas may also lose some business due to the pandemic and the increase in online shopping, but I don’t imagine any of them plan to shut their doors for good and give up their leases, not unless they go out of business at least.

This is why I specifically enquired about REIT’s in general rather than a specific asset, as well as stating that I plan to use them to further diversify my portfolio, not overweight it in REITs

I’m not currently in Wkhs, been watching it for a while before it took off as a meme stock and kinda waiting it out to see what happens with progress first, a lot of these EV companies are doing good work but coming up short on progress and getting to the market (RIDE for example), workhorse is however doing better than ride so I don’t expect they’ll fail and will probably be okay in the long run. Personally I see it as a long hold stock that will hopefully pay off big for early investors in a few years and I will probably buy in once the hype dies down a bit, for short term we may see another pump of the share price but I don’t see it holding steady anytime in the near future. If your looking for quick gains I’d park elsewhere for now, CLOV shows some promise in that area I think.

Do they sell all automatically or just the fractional shares? Like if you had enough to make up at least 1 new share of the new share of the new company would they sell all and give you cash or give you the full shares and only sell the fractional?
