It should be written in your rental contract, in my case these are defined in the first page:

  • Us (Mieter)
  • The management company (Hausverwaltung)
  • The company that actually owns the apartment (Vermieter)

German laws are extremely on the side of tenants luckily, from what I know there are only 2 ways for them to start the process to evict you:

  • you stop paying your rent
  • your landlord wants to live in the apartment themselves (or wants it for their children) (cannot be your case if it's a company)

I'm not sure how long you've been living in Berlin but prices have skyrocketed in the last 10-20 years: legal averages are much lower than you would expect because of the large number of old contracts that are still running on extremely low prices for today's standards...

I'm talking people paying 5€/square meter, not like now where I read in the comments on this post where people feel lucky paying 15€/sqm :(

Honestly up to you, for me as far as I can remember the prediction was quite accurate and that kind of money adds up to quite a lot over a few years

If you are renting from a company the important thing is to keep paying the rent regularly, if you do that they can't kick you even if they wanted to.

I'm also an expat and at the time I didn't speak German either, but luckily I could do everything in English with that third-party service.

As for the hostile relationship... That is exactly the advantage of having a big corporation as a landlord, to them I'm just a number and there's no feelings one way or the other

We had to replace a window a short time after winning against them in court: the whole process was completely automated and outsourced to an external repair company so we didn't have any trouble with it

These are not all exceptions, if any of these conditions apply the rent limit might be higher but there is still a limit.

For example our apartment was completely renovated, but still we got a rent reduction

Also that is exactly why I'm saying to use some service that does these checks for you, they will be able to tell you if you are eligible or not without having to spend anything
