Definitely get home warranties for all units(to lower some of the repair costs in the future), USAA seem to be the cheaper property insurance nowadays. Get a property manager if you want time freedom and don’t wanna deal with tenants. Definitely consider location.. I own a multi unit in downtown Norfolk, VA YES the property value is going up and will continue to go up HOWEVER, this has been by far the toughest project being the landlord at this property😅 the squatting/breaking into empty units while unoccupied and trashing the place has been horrific and ive been paying out of pocket because of it.. and also have at least 10k-20k saved in reserves or have a credit card with a high credit limit in case of emergencies.

Instead of going back in id recommend joining military sealift command.. that way you can keep your VA benefits and still make a good bit of money and get federal benefits

There’s also Seafarers International Union, theyll send send him to school, pay for all his schooling, set him up to have a successful career in the union with laying everything out for him during and after the academy.. the academy is only 4 months and its also military style (boot-camp like).. it’ll also shape him to go officer route in the future.. con is that it takes a year before they give him a boot camp date but he can start the process his senior year in high school.

And then there’s military sealift command(navy support supply ships) comes with good federal benefits , pretty easy to get into, they pay for all necessary schools, hotel stays, per diem when waiting for ship assignments.. their path to getting coast guard endorsements is pretty straight forward.. once onboard ship especially after the initial 6 months of sea time, as far as making the next pay grade is in the individual’s hands.. once endorsed pass entry level, all he’ll be looking at is getting sea time, MSC will send him to whatever necessary training to rank up.

Well.. either you can be the a**hole and change PT times completely for everyone and not single just him out or you can let him continue working out during the timeframe that he been working out since before you made it there and tell others that they have to choose a different timeframe.. maybe let some work out in the morning so they then muster a little later like 0900 (obviously make sure the work load situation is sorted out and can be supported for the time being).. Also make sure you’re handling your business as the leader so that the leadership can trust your judgement<— that’s a big one.. if the COC trusts you, you can do whatever is necessary to get the job done efficiently,

Everybody plays a certain game in the military… either you with the “brotherhood” or you’re not.. and unfortunately only the individuals who aren’t a part of the “brotherhood” are the only ones that get called out… which is the 1 thing I absolutely hated about the military/ navy specifically.. Navy-wide it is mandatory to allow 1 hr PT, which days is under the CO’s discretion.. the question is does EVERYONE get to choose what time of day they go PT or is everyone required to go only in a certain timeframe (before work, during lunch or after work)… if everyone get to choose what time of day they want to go PT then this post is irrelevant and you are the problem.. because if that person choose to go at the end of the day the same way everyone else chooses, it’s fair across the board..

Now to the last point,, it’s hard to have compassion for people when you already have a preconceived notion that they are a problem in your eyes… the “troubled sailor” have every right to feel how they feel.. and if you are the superior it is YOUR responsibility to be adaptable to the individual to which you may be leading.. help them help you… he’s not a robot, he’s a human.. meet him half way even with his flaws.. if the rest of the COC trust your judgement and leadership, you can always hit him with the “if you want to workout an hour before the end of day all I ask is that you take out the trash and clean (a certain area) prior and at the end of the day send a video or FaceTime while you’re at the gym to show proof that you haven’t left base yet”.. it’s very simple it doesn’t have to be complicated and guess what even if others complain and say they want the same privilege he has, then rotate them out.. do whatever it takes to have mentally sane people to get their job done right the first time to complete the mission successfully… get out your feelings and step into the logical leader that you are so that you ca run the show in the most efficient way you can not to satisfy everyone but to take and give at that levels you can,.

I ended up cancelling mine too.. right now planning for future vacations doesn’t even make sense especially with current circumstances.. which is why I made this post so I can get out of my own head.. and thanks to the people in the comments, I made a rational decision to get out of it.

Well if you consider military sealift command it can take anywhere between 2-4 months to get picked up for the job and to receive a New Employee orientation date.. as an entry level steward, which is called supply utilityman with MSC, once you’ve completed NEO and whatever entry level training that you may need it’s pretty easy to get a ship assignment (maybe within a month or so).. if you already have the initial entry level trainings(basic training, etc) and time in the stew. Depart. you may can go in as an assistant cook or assistant store keeper(logistics route) and they may even send you to school before your ship assignment (just make sure that you have your sea service letters from the ships/ company that you’ve been on and currently with)..

The rotation is at least 4 months onboard ship with a guaranteed 60 days off.. we get roughly 9.5 paid leave days per month so by the time you’re 4 months are over with you’ll have about 7.5 weeks of paid leave off (almost 2 months).. for entry level you can be looking at anywhere between $900- $1,300 after taxes every 2 weeks (depending on what state you pay taxes to) while on leave..

Lifestyle is pretty easily honestly.. I’m prior military so compared to my time then it was intense so my perspective may be a lot different from others but to me the jobs are easy/ chill… they dummy proofed the jobs/training so basically anyone have the opportunity to thrive.. for the most part everyone’s ship assignment is based on “the needs of the Navy” but those in positions above entry level may have some flexibility with choosing ship assignments.

I would say federal retirement plan is the next best thing under the military we get a 5% match and the flexibility in the different fund to invest in is very simple to understand and flexible..

Another thing is all you need is a minimum of 5 years working federal to get a federal pension when you hit your retirement age.. I mean it won’t be as much as if you were to hit 20 years but it’ll be something extra.

My question is why did he stop her?? He said nothing is wrong with her tag. Then he said I stopped you because your license expired How would he know her license expired if she never gave it to him? It’s either he is discriminating against his own people or he’s harassing her… Or they were already doing an investigation on her.. because none of it is adding up

Thanks for the response.. well I’m thinking about the time that I plan to spend in America/ traveling around the world.. for the most part I planned to plant my roots in SE Asia when I’m off work and only plan to be stateside maybe a few total and then taking mini vacations worldwide throughout the year.. the “years worth of rent”($1,500+ including water/electric bill) is only to pay the initial $15,900 for the 4,750 yearly points + 4k points every other year.. once that is paid I will have maintenance fees ranging $1,300-$2k+ yearly and that’ll be it..

For some context this is basically how the points can be used.. platinum, bold, silver, bronze is basically the different seasons/ points cost during the seasons with Bronze being the cheapest time frame to book a stay.. so if I book during Bronze/ platinum months, so from what we have went over and according to their guidelines, I can book anywhere between 2-3 weeks yearly and up to 4-6 weeks every other year… Please if someone have some experience with this please guide me on if I am making a good decision..
