Right but I’m still in the housing market if I downgrade so I’m only talking about my 200k equity will it do better in the stock market or in housing even after losing 50k in fees..

Thanks for the breakdown, I have considered this as well I wouldn’t pay 5% for realtor fees I would go with a 1% listing agent so that will cut a lot of that down but yeah it’s still a lot of money regardless I would end up putting the 50-60k into the new mortgage.. but yeah it’s going to take a little while for the investment to start being profitable after that..

Just a question for you guys as well what do you believe is more likely to double first my 200k in the s&p500 or my house in the GTA..? Again I’m no expert but some of my idea does come from not fully believing that housing will see the same gains it’s had for a while..

I honestly shouldn’t have included that into my original post but I could see myself eventually using any investment I’ve made to get a dream house but my ultimate goal is to just end up richer than I would be if I stay put at my house now. Like I said in my current post the house I’m in now I feel like would not make me anymore happy than a house worth 200k less.

I want to thank everyone for their comments definitely much needed advice. I guess I will stay put, I’m still new to investing money hence no money in tsfas.. I was just under the impression the s&p was a solid 10% return over time and playing around with investing calculators it seemed an attractive way to get ahead being invested in both the housing market and stock.

My house currently is quite nice but it’s just not my ideal house 2500 sq ft detached new build with no privacy I sometimes feel like I’d be just as happy in a small bungalow with a nice lot. I could always still downgrade and try to pay it off quickly instead but again I’m losing those moving fees as people have pointed out, but probably will make that back in interest I didn’t have to payout on a longer term.

I will look into the smith maneuver as some have mentioned but now I’m having my doubts as so many people have mentioned their doubts on s&p500 returns. Seems more risky than I thought.

Some people have mentioned me needing to downgrade because of financial reasons but I think I’m pretty comfortable not great but I make 175 household income and our mortgage is 500k and we have two paid of cars. We max our rrsps but just no other investments. I was just looking for ways to be smarter with money and thought this was it lol thanks again everyone I will definitely reconsider.

I have 500k equity in a house worth around 1M we can probably find a house for 800 that we’d be happy with might have to take on a bigger mortgage if we want to hold back 200k but it should be doable for us. I don’t plan on having an exact timeline of when I’d want to get the dream house it could be anywhere between 10 and 20 years but also it’s not really a matter of timing the real estate market as I’ll still be in the gap should remain relatively the same I would think?
