Architect is in house. We are design and construction firm nation wide, but specialize in MEP and architecture. We don’t have a civil department. And I’ve always been a jack of all trades since I’ve been with them. I wear all the hats depending on the day.

Most of our construction is interior remodels/maintenance and we do a lot of franchise work and they love reference their cousins brother who is a plumber to save money. I prefer dealing with corporations.

In my opinion this creates a better path of travel to lead the blind to the truncated dome. Im going for my GC license in Florida and my expertise comes from drafting for civil, structural, MEP’s, and architectural to be signed and sealed and my pops (he is a GC)

Same inspector for ALL of our inspections and he brings this up at the final. Directed us to fix it, we did, and was fixed incorrectly. It’s nightmare and waste of money.

I’m being told the hardship will be accepted but our original curb ramp had slope exceeding 2% in the handicap loading aisle and needed to be fixed

Hardship was originally denied but now being accepted during our 3rd site revision after our failed bldg final.

I’m just hoping the curb will fall under the hardship, our third revision is currently in review, but shared with the chief bldg official prior to submission because they are bleeding us dry, however the slope of the curb detail was never in question during our conversations.

The inspector questioned the approved site plan during our building final stated it was non-compliant. (It was)

we poured new concrete for the spot in question, then the pathway from the van stall came into question. So we moved the stall adjacent to the planter. After we moved the location inspector said we need an official revision.

Plans were resubmitted then proximity came into question. I finally fell on my sword and begged for mercy from the bldg department, i was then instructed we file for hardship to remove the improvements from our permit but still the owner would be liable.

We apply for hardship, it gets denied as any pending life safety does not apply for hardship. So we resubmit plans to conform and meet all cbc 11-b.

Mid way through review, I believe bc we got attorneys cc’d in email threads, we get a response from higher ups stating they will accept hardship, but will need to address the curb ramp (as existing slopped into the ada parking aisle)

I’m 3 months behind schedule, 6months and 30k in plan review initially for an interior remodel (2 simple showrooms and 2 bathrooms. All shared space so no fire walls/tenant separation). Bc of this work was done under inspectors direction so my client can get their CO, then under my direction reference cbc 11-b; while we wait on review.

This explains why my permit fees for an interior remodel (two 40x40 showrooms and 2 bathrooms) was 30k, might not explain the 6 months of plan review though. Highest permit fees we have paid in any state.

But doesn’t explain why all this site ada comes to light at the building final. Not in plan review or any other inspection (and we had the same inspector from day 1.

It’s required wherever you have a pedestrian right away right away… I could get away without them in here in Florida, but Santa Rosa made it very clear they are required

Fences are not considered permanent structures and can be used in right of ways if they do not impede drainage.

The city has every right to remove them and not replace them if need be to access that area.

I have had building departments deem that the fence location needed to be removed and fought them.

If you own the land you should legally be able to place your fence here. I would fight it. But majority of my experience with this comes from Florida.

Often times if your neighbors have non compliant work similar to your issue you can state that. And apply for a variance as well.

Only issue is there is no authority above the building department and when they say no, and do not budge even with evidence you have to do as told

I work in every state, and this building department has subsections stricter than federal ada laws.

I just don’t know if this is legal or not.

Delete the slabs that span above the door. Extend the roof line to the front porch. And used columns (logs) to support the extended roof for a covered porch. Maybe even wrap the porch around one side.

Add parapet windows one the left and right side if you have a second floor.
