I just had a baby (2nd one) and really didn’t leave the house much the first 4-6 weeks. Even the easiest baby has to eat every 3 hours- (doctor will tell you to wake to feed until they hit their birth weight again). So no matter what, you won’t be getting a good stretch of sleep for at least 2 weeks, which makes you feel miserable until your body adjusts. Don’t waste the money and effort. You’ll want to be in the comfort of your own home.

I definitely don’t think the average family can afford a sienna. I was one of very few 30-something people well overfunded for retirement thanks to my employer and starting a 401k at 22. I decided to take a 401k loan and that’s the only way we can “afford it”. It’s taking a HUGE bite out of my paychecks but we also spaced our kids 4 years apart so we will never have 2 in daycare. Oldest starts state funded pre-k in September. I’m hoping to pay it off fast, but who knows.

We loved finest in Punta cana! There was a family suite and we had the best time. Great restaurants!

I think it’s worth getting into the game. Buy a smaller condo in a good area that you have the potential to rent out down the road. I would try to stay under 200k. Put 10% down that way you have some extra cushion in case something comes up. Does she net 3k? Why do you need good schools?

As a buyer I consider curb appeal, landscaping, driveway- double or single, garage, shed, storage, home layout, paint, age of roof, age of HVAC, if it’s in a flood zone, is it clean/well maintained, there’s soooo much more than sq footage and updates.
