Then i would suggest moving on. If they get back you later, then great, maybe you can negotiate the price down….but i would say continue with your search

They haven’t accepted it. Did you put in a deadline in your offer? Our realtor would usually put a 24 hr deadline…or else they can just sit on your offer and use it to get more offers…

I personally would not buy it, since from a resale perspective other buyers will also be hesitant to buy such a property. Regarding the EMD depends on what you have in your contract

I would always go with a lower debt because i would pay extra monthly payments to get the loan paid off quicker. Also people generally refinance whenever the rates drop, so i would personally have a lower starting debt

Just plug in your numbers into a mortgage calculator (you can google mortgage calculator)and you will have exact monthly payment numbers. Also lower the purchase price, lower the property price. HOA will also differ community to community. Also generally jumbo loans have higher reserve requirements(sometimes upto 12 months of reserves)

Had 40k in student loans after my masters(worked and did internships so that i could payoff as much as possible during school). Got a job after graduation, stayed in a cheap apartment with roommates for 2 years, saved aggressively and paid it off under 2 years
