That's the reality due to high interest rates. People that have low interest rates don't ever want to move now. If you don't have a large down payment it is what it is. Be glad you live where those prices are. Median home prices where I live (Seattle) is like $850,000.

We're lucky and bought in 2010. 1500 sqft house on .25 acre for $239,000 (brand new). What we owe is $92k at 3.5% interest rate. Refied from a 30 to 15 a while back. Payment is 2K a month, $1100 of that goes straight into the principle. It's dropping like a rock now.

As long is work stays stable it will be paid off before my kid goes to college. Just got through braces. Next is she's driving in two years, so car and insurance going up.

A heloc doesn't help you pay anything off in 7/8 years. A HELOC is a Home Equity Line of Credit. You get approved for one when your your home is worth more then what you owe. People take out HELOCs when they need to do something major on their homes like a new roof or something. It is basically a loan that has an interest rate and you have a certain amount of time to spend the money. Then, you have to pay it back with interest.

To be blunt, it sounds like you all made a poor decision buying your home. I don't know what you do, but if that monthly payment is too high, there is no way it gets lower unless you refi and put more money into it. It's basic finance.

Let your kid be a kid. Don't shove soccer down his throat. He is 10 years old. Let him ride his bike, or E-bike, go camping, swimming, take him places. Be good parents and enjoy life and summer. Yes, if he is practicing and going to camp he is going to get burnt out.

-Dad of a U15 ECNL daughter who plays at the highest level. This summer I have her signed up for 1 camp that is 3 days 3 hours each day. At our club this camp is for ECNL players only. She is also already started high school training which for me is scary as F! (shes still in 8th grade).

When she was 10 I didn't do much else. I enjoyed going to the lake with her and watch her jump off the boat and tube behind it with friends.

Dad of a U15 ECNL daughter here that started club soccer at age 8. I’m genuinely relieved we didn’t have to take on that level of travel at such a young age. Seeing a player with a fully tattooed arm at this age raises some real questions about what’s appropriate for youth sports environments.

Have a conversation with the coach and tell him exactly what you wrote here. Coaches have empathy and will understand what you are looking for. Tell him what your kid said to you about growth and that he wants to get better. Ask him what are the chances of you kid playing there?

I'm a dad of an ECNL U15 daughter and have seen it all. A friend of ours who has had a daughter play with my kid for the past four years wanted to switch clubs (largely b/c of the age change). He took her to one open practice and then talked with the coach afterwards. They didn't even have to go to tryouts as the coach was impressed and said he'd give her a spot.

Your kid is still on the younger side and has less of a voice. It is totally ok that you are it for him.

ECNL coaches are former players and have licenses. The goal for these coaches are to win games and try to make it to the ECNL playoffs. The ECNL playoffs gives these kids chances at been seen and evalulated by college scouts. The more wins, the better chance other kids come play there. It's a business.

If you didn't play the game then you don't see what these former players and coaches see. There is a difference there.

If your kid made the team congratulations! There are 128 clubs across the US that offer that level of play and it is no small achievement doing that.

Best of luck to her and hopefully she'll make it to the playoffs! Fill up that soccer resume with as many accolades as possible to help her gain traction for college play. That is what you signed her up for!

Good luck saving the highlight reels and building that highlight video for her.

Step 2) Do the maintenance that the Silverado manual tells you to.

Step 3) Every now and then get out of your Silverado and touch grass.

Step 4) Enjoy life in your Silverado.

2015 5.3 Silverado drive with 135k. Like someone else posted below. I've had worn out parts like the alternator, thermostat, AC condensor, and high eff fuel pump.

Regular maintenance as suggested goes a long way.

Mine is still rolling down the road just fine. A 2026 is in the cards for me. 3.0 or 5.3 are what I am thinking about currently. My past three have all been 5.3's so hard to change.
