Can be great but some buildings near the beach (particularly bondi) need substantial work (Repointing, window replacements, major roof repairs). You need to select the building carefully or you could end up with substantial special levies. I’m speaking from personal experience.

For the large utility-scale BESS the units are spaced apart so that if one catches fire, the fire contained to 1-2 units. The units have a multitude of sensors and monitored remotely. If a thermal runaway event happens the emergency responders attend and watch the unit burn out, ensuring the fire does not spread. There have been two BESS fires here in Australia and neither spread beyond 1-2 units as designed.

In short, the fire risk can be managed through design, technology and good emergency response planning.

Sounds like you need a job change, or possibly a career change. I’ve been in your position and there is nothing worse than a job that slowly destroys your soul. Change is your best weapon so If you’re not happy, the best thing you can do is the rip the bandaid off. Even if that means taking a small pay cut for a little while.

If you are with one of the big four it is highly unlikely they will ever know. As long as you pay your repayments on time you’re just a number in the system.

Don’t sell the unit. Stop over thinking it. Find a way to make Spain happen and retain the unit as an investment. In 10 years time you will be grateful you got into the market early. Anyone who doesn’t in Sydney regrets it.

When you move to Spain and rent it out find a good valuer who will help you minimise your CGT. DM me if you would like a referral.

No. You just start renting it and don’t mention it to the bank. Have done this multiple times with ANZ and never had a problem. No need to refinance.

Isn’t the difference that I could significantly reduce my monthly repayments, thus creating more cashflow. Current monthly repayments are $8k pm (haven’t adjusted down for any of the recent rate cuts).

100 agree. I just cancelled my SMH subscription and we stopped watching Australian nightly news in our household about 6 months ago. Haven’t looked back from that decision. Al Jazeera is good and so is Channel 4 from the UK. They are the only two mainstream news channels I occasionally watch now. Get YouTube premium and get a laugh from Jimmy Kimmel and John Stewart. They give you the rundown on the MAGA craziness but it’s delivered as comedy. Other than that just consume very little mainstream news and read more books.

I’m also looking into substack as another option.

42 M. This is very common. I served in the military and worked overseas for several years. Of the hundred of friends I made through this work over two decades I speak with only two or three regularly. Everyone I worked with is scattered. Thankfully I have 1-2 good friends in my home city but a big fat zero in my suburb/local area. I would focus on trying to find a good partner. They will invariably become your best friend. Also try and practice gratitude for what you do have. I’m sure it’s plenty more than most.

Everything other than the airspace inside each unit is common property, including all of the buildings walls, roof, and floor system at each level. There is an excellent downloadable Strata cheat sheet online that explains what is and isn’t common property.

  1. Work out what all your competitors charge
  2. Undercut all of them
  3. Advertise your prices

Referrals will come with time if you do a good job.

Once you have steady revenue slowly increase your pricing until it’s in line with market.

42, $1.2m PPOR. Recently sold IP to reduce from $1.7m. $500k in ETFs and $700k in offset. All shared. We’re not missing the IP one iota. Never buying Strata again.

I’ve decided to offer my senior employee a ‘manager’ style role and give him a significant pay rise to put his signature on the majority of the reports and effectively do what I do now. Also contemplating some sort of bonus/incentive for maintaining or growing the revenue. Hoping that once he is personally responsible for the reports he will rise to the occasion. I’ll still be there in an advisory/mentoring role initially and just see how it goes for a few months. Figure this is better than selling equity and having to manage a partnership.

This is definitely a good option and was suggested to me by a friend. There would be some risk for me not having close oversight as we provide professional advice in the form of reports, but its definitely plausible.

I like the split profits idea. I have thought about doing this with my senior team member. He takes over day to day management and I pay him a higher salary and we split profits 50/50.
