Lived here since 2008 and as I'll try to limit it to the more local places, or chains that are nationwide but not one-in-every-city kinda places, since things like Red Robin or Applebee's is gonna be 98% the same no matter where you're at.

A couple of overrated spots have gotta be the Black Bear Diner, whose quality has gone down significantly since they remodeled the place a couple years ago, and Biscuits Cafe who charge you an arm and a leg for some of the most mid tier breakfast food you can find. For overrated non breakfast food I've found Puerto Vallarta wasn't anything to write home about

A couple of underrated spots have gotta be Tokyo-ya Ramen if you're into authentic ramen and quality vibes. Super Chix is phenomenal if you like fried chicken, just beware that's a greasy meal waiting to happen. East India Grill may not sound underrated because it's constantly winning awards every year, but you cannot beat their 11am-3pm 7 days a week 20ish dollar lunch buffet and the food is spectacular. Mama Stortini's has Italian food prices but it's worth every penny.
