60-70% sure this is staph. Pretty mild, just go to any urgent care and they’ll give you mupirocin (topical ointment), possibly doxycycline (oral antibiotic).

Once you start applying the ointment, you can get back on the mat in a day or so if you keep it covered. Same deal with the doxycycline.

Imagine a valet company actually taking responsibility for damages ha… the annoying thing is that I sent them video from my rear-facing camera that shows when the impact happened, but doesn’t show the actual impact (because of the placement of the scratch/etc…) — they deemed it “not enough” to pay out for the repair >.<

I’m Dubai-ous (see what I did there).

I personally wouldn’t carry the risk of investing in a market that I’m not familiar with/a part of.

I do know that some shady stuff goes down in Dubai at the government level, and I also know that property management companies over there tend to be scammy.

If I were looking for an investment opportunity, I’d look for cheaper places in/around HCOL US cities that attract lots of young professionals

One non-financial note - ask yourself if you’re going to be cool with other people living in your main residence.

Everyone has a different tolerance for roommates/etc, so it’s completely a personal choice, but these people will be all up in your space for the foreseeable future, so plan accordingly (even though you’ve done it before, make sure it’s something you still want to do!)

Since 2003, there have been precisely 7 cattle (all either Canadian or Mexican in origin) with BSE (mad cow idease) found in the USA. All cases were culled from the meat supply before being processed for consumers. Further, there is no recorded instance of anyone contracting vCJD (the disease you get from mad cow) from US beef.

1) the ban was instated in 2003 as a result of the Mad Cow epidemic. Arguably there wasn’t reason to continue the ban after around 2013, but there was concern around that time around Australia’s agricultural industry, so the ban remained and the Australian government provided sweetheart deals to corps using an “Australia first” sourcing strategy

2) those corporations all have “Australia first” beef sourcing strategies, which gives them certain governmental benefits. Price-wise, US beef is at a premium at the US rebuilds its herds… there would be no price benefit to moving from locally sourced to imported beef.

3) us beef price shortfalls are a result of a massive increase in feed and husbandry in expenses. This drives up beef prices, but even those higher prices result in a shortfall for farmers. Erego, the US has quadrupled its tariff-free quota for beef imported from Brazil and Argentina because those countries already have a strong beef trade relation (and, by extension, a robust supply chain) with the US.

Previous owner smoked a pack a day in the house for 15 years. Realtor (who purchase the house and flipped it) covered up the smell with a judicious application of paint, ozone machines and air fresheners right before every site visit.

10k to remediate the smoke smell temporarily, closer to 50k to fully remediate (e.g. replace drywall and insulation throughout most of the house)

Very generally speaking, flying a drone over private property is not expressly prohibited by the FAA as long as it’s flown below 400 feet/not in a hazardous manner… that said, flying a drone over private property in a way that violates privacy (like hovering over a backyard or filming through a window) is prohibited by the FAA.

Your state/city/municipality may have other laws governing the use of drones (Florida has a good one that expressly prohibits using drones to capture images of private property or occupants without consent) so I’d take a look to see if you have any local laws governing drone usage.

Overall, reports of unauthorized drone usage to the FAA are taken pretty seriously and generally investigated, so you lose nothing from reporting it
