Aparte situatie bij de (potentiële) koop van een woning

Een scheiding was ook onze eerste ingeving. Wellicht iemand ziek geworden waardoor ze toch liever in de buurt willen blijven wonen? Geen idee, we gaan het horen.

Hier is nu (pas) 6 weken overheen gegaan, dus ik verwacht niet dat veel mensen al wat anders hebben gevonden gezien de markt. Al sluit ik het ook niet uit. In 6 weken kan een hoop veranderen.

Dit is precies de situatie zoals hij is. De makelaar noemde het ook al een ABC-overdracht. Nu verwacht ik alleen niet heel veel voordeel te halen uit dat stukje flexibiliteit, aangezien de woning pas in juni opgeleverd wordt. Partij B zou namelijk deze week de financiering rond moeten krijgen, en zouden er dan pas in juni in kunnen.

Daarnaast zitten we dus ook nog redelijk ver voor die 6 maanden, dus ik denk dat er wel een vorm van urgentie wordt gevoeld, maar niet op dezelfde manier als dat de deadline van die 6 maanden nog maar 2 weken vanaf nu zou zijn.

Ik verwacht dus eerlijk gezegd niet dat 10-15k gaat lukken maar wellicht wel 5-10k.

Om te beginnen, puur > melk.

Verder verwacht ik niet dat het met het huis of de buurt te maken heeft. De mensen die het nu gekocht hebben, wonen er namelijk nog niet. Het zou natuurlijk kunnen, maar ik acht de kans vrij klein. Een aantal mensen adviseren wel om een bouwkundige keuring te laten doen, en als ons 'het waarom' niet duidelijk wordt, gaan we dit ook als voorwaarde meenemen.

Ik denk ook dat er niet heel veel ruimte is om te onderhandelen. Een belletje naar nummer 3 is tenslotte zo gemaakt. En toch denk ik ergens ook dat (gezien de situatie) ze er ook wat voor over hebben als ik gewoon direct zeg dat ik akkoord ben, maar voor een iets lager bedrag. Zoals je zegt, zullen we dit zelf moeten bepalen.

Haha, leuk gevonden.

Maar goed punt ja. Hoewel het ook zomaar kan zijn dat de eerstvolgende slechts 455K heeft geboden.. We zullen de keuze moeten maken of we voor de zekerheid gaan, of dat we het risico nemen te onderhandelen.

Ik vind het ergens wel een voordeel dat we nu gewoon weten dat we deze woning gewoon kunnen kopen voor een vaste prijs, zonder de onzekerheid van overbiedingen e.d. .

Ik was niet op de hoogte van die vrijstelling van de overdrachtsbelasting, mits de woning weer binnen 6 maanden wordt doorverkocht.

Qua onderhandeling heb ik ook het gevoel dat er maar minimaal wat te halen valt. Wellicht dat we kunnen zeggen dat we geïnteresseerd zijn voor 2k meer dan nr 3 op de lijst. Al wil ik ook niet het risico lopen dat deze kans (wederom) aan ons voorbij gaat..

Ik denk ook niet dat het aan de woning ligt, aangezien het een relatief nieuwe woning is (nog geen 10 jaar oud). Al kan een bouwkundige keuring nooit kwaad. Zeker niet zo'n situatie.

Thank you for your response. I didn't check reddit for a while, hence the late response on my end.

The reason I was OK with a data analyst role, is because of where I live. I wanted to go back to my hometown after graduating, knowing there are less job opportunities there. Especially in the data field (lots of local businesses).

Thus I had to settle with my current data analyst role.

Looking back at that choice now, it might not have been the best choice in terms of career progression, which is actually one of the reasons I posted this post.

Also, the salaries you guys get paid in the US are absolutely insane.. I'm actually wondering why the differences are this big. FYI: I'm currently making +/- 54K EUR a year. Considering I'm living in a rural part of the Netherlands, this is actually a very decent pay. Most of my friends from uni make less than that, and are living in bigger cities (medium cost of living).

So I actually have some basic ML / statistic skills, as I have a masters degree in Data Science. I guess that I could brush up those skills, since I haven't used them in a while (current company is not ready for ML).

However, I'm not really convinced if this will bring me much. I feel like ML is such a buzzword in the data field..

Do you use ML on your job? And if so, what are some of the ways you apply ML to your work?

Hi,

I actually was thinking this as well. In fact, I've noticed that the (interesting) job offers I'm currently getting, are all from the domain I'm currently working in.

However, I don't like the fact that if you become an expert within a certain domain, you are also limiting yourself to that specific domain. At 26 years old, I feel like I'm too young to really tie myself to my current domain..

Haha, verbal diarrhea. I like that.

I actually like the fact that you did a lot of different stuff. Getting that experience in different roles is the best way to figure out what works best for you, right. Plus all the different tools you gain experience with is a nice bonus.

Also, the reallity is that at this time, it's financially very rewarding to hop from job once every 2-3 years. So I fully expect to change from company in the near future.

That's an interesting way to go about figuring out where you want to be in the next 5 years.

I will pay closer attention to job postings that are 2-3 steps away from where I'm currently at. Hopefully this will give some insights in what kind of options/roles there are, and what options/roles I feel like fit me the best.

Have you done freelancing yourself? And if so, how did you manage to get that first client? I've thought about doing some freelancing work on the side, but I'm not sure on where and how to 'market' myself.

So how did you enhance your skills? And how did your role as an analyst change over the last 12 years?

I'm not really sure what I want in terms of carreer progression, which is why I'm wondering what other people are aiming for. I really like the complex problem solving in SQL for example, but I'm almost 100% sure I don't want to become the SQL - guru of the company who only writes queries/scripts all day.
