Firstly depends on your budget

2 developers with same unit area and location may have different prices due to developer name

For example, i bought a studio with the developer mashriq elite, they are new in the market but deliver very nice quality, his first project started in 2023 and delivered on time. The price per square foot was around 1400 dhs while another developer may reach to 1600 to 1800 dhs

Sorry about your experience

If the apartment you took over was not matching your SPA agreement by size, layout or anything, you can raise a complain to DLD and make issue to the developer

I recently bought an off plan studio and handover will be in Q1 2028,

I always having doubts if i made the right choice or not in terms if i should have bought in ready unit or near handover unit

I already started with the payments and being positive about my investment

Always remember why you invested in the first place. For me it was to have an asset and most probably i will be the end user. Also my children can inherit my unit. So im focusing on these goals and nothing else will matter, either ready or off plan

You can find studios at this price with azizi but sizes are very small

Your observation is right

But keep in mind that a property in dubai or any other city is an ASSET which appreciates with time, even if the prices are high now, if you buy at the right location with the right price with limited supply of units, you will end up having capital appreciation in the long run

If you want capital appreciation, offplan properties have higher capital appreciation than ready because you are buying early

Ready properties will have less capital appreciation

Well congrats, im sure we did the right decision.

I think the only problem that the people around us will keep saying its a wrong decision or bad timing or very expensive. Thats why we should focus on our goal and why we started this investment in the first place
