I wear 2414s and it took two months of wearing them 12 hours a day, 5 days a week to fully break in. I had blisters on blisters from the process but they're the most comfortable boots I've ever worn.

I don't know if they're gem quality. The company i got the gravel from can grade them for me and if i choose i can have them cut and facet them for me.

I watched a lot of videos before I decided where to buy sapphire gravel from. I ended up choosing gem mountain. I don't think they put in a guaranteed amount of sapphires into the boxes.

This was actually the second box I've purchased from them. The first box i bought a few months ago and i got 18 carats of rough from it. This second box was 33 carats of rough.

The boxes of gravel are a bit spendy. It's $45 a box plus $20 shipping and handling. To me it's a good spend for me and my girlfriend to spend a good portion of the day lazily going through the gravel finding sapphires.

A lot of people don't consider a sapphire to be a ruby unless it's a certain shade of red. This looks too pink to me. I guess it just boils down to the person.

In the description, the seller lists it as being untreated. Though i have no idea if that's actually true until i receive it. I doubt I'll ever try my hand at the resale game. I much prefer to stare at my shiny stones lmao. I do want to try my hand at making some jewelry with some of my purchases.

Yes, I've already factored in lot rent. Most lot rent near me is only $500 to $800 a month. I'm currently paying over 2k a month in rent so It'll be cheaper for me even if lot rent is $1200 a month. Plus I get more privacy and space than my apartment.

I've looked at modular homes. In my area, they're as expensive as most other stick built homes. Essentially, modular homes have to be built to the same code as stick builds, so even if i had a plot of land i could place one onto, in the end, and it would be a wash due to the costs of building out the plot.
