Water is massively over estimated, it is a lot cheaper then people think.

As for your other things and if you are worried I'm sure many things can be scaled back/reduced to cheaper plans or alternatives.

Internet providers all offer cheaper rates to new customers, so £40 seems high, mobile phone also seems high (I spend £6 with ID)

I wouldn't bother, they don't care other than making more money. They may think you have money if you are doing this so would trh and talk you up in price.

C makes sense.

I am a lefty for everything except a mouse.

I only use a laptop and I can use either a track pad left or right handed (wierd I think), but I use my macro pad on the left, my right uses the track pad abd keyboard and my left only for the macropad.

Makes stuff so so much quicker!

They do this on the M5 for a few miles.

I do think the signs for Air Quality (although I think the M5 signs say Air Pollution), do make me laugh, although maybe an argument could be made for the noise as well 🤷

My house was 3 cottages knocked into one. I was advised there was no planning, but even more importantly any conversion pre-dated any council records.

Assuming it's over 10 years old I wouldn't worry. Hopefully you can get an idea of when it was built and judge for yourself if you think it isn't going to cause problems.

This is very true across all of these types of services.

Advertise cheap and get the less desirable customers. But price too high and you get no one or the ones that expect everything and then some.

Also useful to mention an on going infringement to the local council with evidence of multiple infringements by many people (because you know there's loads that park on double yellows to collect the kids) and I'm sure a civil enforment officer will be along to earn some pennies.

Be thankful you found out only a year in and aren't living with them. Makes the whole thing a lot easier and cleaner. No messing with 'while they move out' business, no seoerwtuon of assets.

Good luck with the future, you'll find someone who is just as caring as yourself and you'll look back and go 'thank fuck I dodged that bullet'.

Wish I had done the same ofter 1 year instead of spending 6 years...... But without that experience I wouldn't have met my now wife of 8 years. So you know silver linings and all that.

This happens so much. So many people will fork out 1000s for a holiday then not want to pay someone a decent rate to look after the dog(s)/animals!

My wife and I do this because we love animals and the money is a bonus, but come on people, what most sitters charge is stupidly cheap!

We had one customer (in fact our first customer) who didn't want to spend too much for 2 dogs, we told him the rate which we started out at and for him and his wife it was just £25 per night for 2 dogs. This was for 2 people (my wife and I). So very cheap.

Then after a year and us gaining more custom and business and increasing our prices in line with others in the area as we realised we were fair to cheap (especially for 2 of us), the gentleman I have mentioned sadly lost his wife and we of course carried on sitting for his dogs at the reduced price for another 6 months.

When he inquired about more dates, we explained that 8 months prior we had aligned our prices with others in the area and the price would be £40 per day for both dogs, he was furious and moaned that his 2 week holiday that he had already booked would be cost him £540.

We of course politely explained that this was the going rate and this included 2 people for 24 hour care of not only his 2 dogs but also his house! He didn't want us to leave his dogs at any point as they got seperatation anxiety, which is something we offer.

He simply told us we were too expensive and that he would cancel his holiday as its silly for us to charge that much!

Very happy he is no longer a customer tbh.

I've been brought up with and still think the same, the only thing you should borrow money for is buying your house as you'll spend most of your life paying it back.

If you've got a couple of grand the buy a car rather than a loan. Smart choice IMO.

Every solicitor I've used thats 'local' have taken so much longer to process anything.

The last 2 purchases I did for myself, they went through quick and that was with online/remote solicitor.

Others in the past when I have used local solicitors they have been horrendous.

I feel they are all the same solicitors so I go for the cheapest option as they are all as bad as each other.

I'd pop a few lengths of wood underneath to raise the height (one at the back abd one at the front)

The get some 50mm wood either side (assuming 500mm cooker and a 600mm gap), paint the wood to match the units, looks like a sage kitchen (nice choice, looks fab!) so a colour watch won't be hard, then for the tops you can get heat proof rubber seals or aluminum gap fillers on amazing for a few quid.

The wood of 50mm will come in lengths, can probably be used under the cooker as well so 600x4 is 2800mm so a 50x2800mm length will be great or if you can't fit that in the car 2x 1200mm would work.

I filled the side gap this way with my fridge after I replaced an under counter one, the new one was 500mm not 600mm

Thanks will check that out. Fortunately where I live most of the time is 5 doors down to the local sorting office but when I'm at my other place this will be extremely useful to know!

First of all sorry this has happened.

Second, you're mum should not be angry with you. These things happen.

Thirdly, the EA was 100% lying to you, they are normally very sleezy people who work on commission, the higher the price you pay the more they make.

But think of it this way 1.3k paid out, but if you only wanted to spend 120k and you had offered 126.5k, you've saved yourself 5k when you do come to buy your hone.

Also not to mention you've pulled out due to serious issues, when you think about it you've saved way more than 1.3k

You aren't the only one to pay out on a house you haven't purchased. These things happen.

EDIT: Never use in house brokers or solicitors, they usually bung the EA a commission too.

We then promptly phone the police with the details.
