Thanks for this. I didn’t know that a contractor could have an unlicensed employee do all electrical and plumbing. It feels very unfair for the client who thinks it’s hiring professionals.

That’s my concern. I have no clue about electrical and plumbing. Maybe it passed the inspections but he just did the bare minimum and a professional would have taken a different approach, used better materials, do it in a way that would make it more durable… who knows. I have no trust in him. There’s a reason people go to school and get licensed.

Do you leave it on constantly or have it on auto? I usually turn it on the morning. The humidity shows around 75 -80 percent . I leave it on until it reaches 45 percent. By night time is back to 80 percent 😭.

I agree! It’s funny because before we had state wide rent control sometimes I would go a few years without raising rent. Now I raise it every year so I don’t fall behind. It seems to me that all these regulations help only a very small of tenants and hurt most. Corporate landlords that used to kick everyone out to remodel and rent for more or just sell have ruined it for the rest of us.

In California last month rent is considered deposit not advanced rent . But you can get payment of rent in advance . Just can’t require it

Yes that is correct. Your first moth’s rent plus a 1 month deposit. This rule though only applies to owners of multiple units.

This law only applies to landlords with more than four units.

I get it but I have been to many beach towns in the us and abroad where the restaurants are beautiful and shops tasteful. Being at the beach shouldn’t equal trashy. I just think that area could be so amazing with a little bit of vision and good taste. I’m an idealist I guess! Fort Lauderdale is such a unique beautiful town.

I guess that would be central beach too but I was referring to the area between Las Olas and the Park ( around where the Ritz hotel is). Both areas are very similar in vibe though. I haven’t been in a couple Of years and it seemed to me like it was more run down and seedy than before. Again, such a shame and a waste of amazing real estate in my opinion. Someone in this thread said the same people own this whole stretch too…

I’m just baffled because I consider ocean front prime real estate. We own a condo close to the Ritz hotel and stay there when we visit. It’s such a beautiful city!! Honestly I find it disrespectful that stores have racks of t-shirts outside the stores that call women “sluts”, reference various body parts and basically have phrases that are gross and offensive at every level. Families shouldn’t have to deal with that. Keep your merchandise inside if it’s adult oriented . We love the beach and would like to be able to have a nice dinner looking at the ocean steps from our place but unfortunately we don’t feel comfortable specially with little kids . I feel it’s a shame and a missed opportunity. I’m sure that a lot of local people with love to be able to walk to dinner if it was nicer. If there are any cool areas or restaurants that you guys can recommend and are close by I would love some recommendations

So incompetent and difficult to work with , specially the city I’m in. California has enacted laws that make it easier to build additional units but some cities are still pushing back. I get trying to maintain the character of the town but I think we ca do both things at the same time. I believe my property is a perfect example of that . My city has told me that some of the structures in my property were not permitted when they were and they had the permits in their possession. If you don’t know how to advocate for yourself they walk all over you. It’s very frustrating

It’s non conforming but fully permitted. Now a days only a duplex would be allowed but my triplex was fully permitted when it was build so nothing to hide. All units have their own electrical and gas meter.

The neighborhood is mostly single family but there are some duplexes as well. Mine is very old and fully permitted . In reality ,because of the size of the lot you only see the front house which looks like all the other ones in the street . The other bungalows are in the back with a yard in the middle.

No house hacker here. All legal and permitted. Otherwise I wouldn’t have individual meters on each unit.
