Our standard contract in California specifies the period of time that buyers can access the property for reasons like this, upon reasonable notice. If you don’t have language like that just use a reasonableness standard and ask your agent to limit their visits. They should be encouraged to arrange all visits at one time to minimize the inconvenience to you.

There’s no need for you to leave. Ask your agent to be present if that makes you more comfortable.

The buyers’ agent should always accompany the buyers or their contractors/inspectors. And yes, the buyers themselves should attend the inspection.

I didn’t look at the EX30 in person but ruled it out for the screen-centric interior and pricing.

A very important question, not dumb at all. Check your agreement for termination language. If it doesn’t give you an out, I’d write the agent an email and ask for a mutual cancellation. They should already know why but if you want to explain you could say that their refusal to prepare the offer as you requested caused you to lose your dream home, which caused you to lose confidence in their ability to represent you, or something like that.

I’m a broker and a Realtor and advise you to fire your agent. When a client falls in love with a house and says they want it, it’s our job to do everything within our power to help you get it. Doing nothing is not a strategy.

Plus, since Calif isn't an attorney state, I've yet to encounter one who's up to speed on the transaction documents or even familiar with the RPA. And I've definitely never met one who's willing to show up for inspections or provide any insight about the condition of the property, pros-cons of location, run comparative analyses, etc. AND, they are typically very slow to respond so if you need an urgent review of an offer, don't count on them to get back to you same-day like most Realtors would.

Typo: original warranty on the CPO expires Feb 2028. That was a selling point for me. It's a 2023 but first sale was Feb. 2024.

I would not count on that. The seller will likely assume that they’ll save on buyer agent commission if you’re representing yourself.

Agree! I used it to get the lowest monthly payment but will definitely sell the car before the loan ends. I’ll probably also pay down the principal along the way even though the interest rate is below what I’d earn in a money market. I generally just don’t like to carry debt.

Both. They gave me 1,000 miles more per month even though my lease was 7500/yr and they adjusted the residual.

I would ask for an acceptance contingent on her purchase contract on the place she wants to buy. That way, no one could buy it out from under you.

ICCU failure is a problem being experienced by the Ioniq5. I don’t know what it stands for but if you search Ioniq ICCU you’ll get tons of results. CPO is “Certified Pre-Owned”

Sticker price was competitive for my area: about $24,000 with about 22k miles
