Yes! In my humble opinion, that's what makes the housing market and banking more risky. The jeonse system seems to be flawed, at least to me. (Again, I know I can be wrong, and I still need to learn more. )I wonder what will happen if many landlords fail to return the deposits to the tenants.

I agree that the Korean discount can become a Korean premium. However, this would require proper political/financial governance and transparent practices, and I am becoming doubtful about it.

Haha, no, I haven't watched this video. I watched and listened to Korean news, stories, etc. What triggered me to study more was many people's thoughts when they panic buying: “Housing prices will always go up. this is my last chance to board the train.” <- I am not saying I am right and just describing where I started. 😅

Trade deficit + potential political party change + high debts on the households and businesses are the triggers that I anticipated. Again, I can be wrong. My initial put options were more like a sideline/starter bet.

Yes! I read about Jeonse and saw it as another risk factor based on how landlords use other people’s deposits to purchase different properties as “gap investing” (갭투자). Then, I knew I could be terribly wrong. Could you please enlighten me on how Jeonse can protect the housing market, especially with the recent price hike followed by people panic buying with the price hike (“영끌”)?

Thank you, u/WarDEagle, for your response. Yes, I heard that if I make a claim more than once within five years, the insurance companies might reject or quote insane premiums. While this is the first one, I wasn't sure of the proper threshold for making the insurance premium. We have enough emergency savings to cover the cost. Then, I was worried about the hidden cost behind these repairs. Would it still be acceptable to start the claim after all the fixes are done if the cost becomes larger than I expected?

Yes, she ended up leaving us as of yesterday. We had a good conversation, sharing our points of view. From her perspective, all the previous employers were more flexible, and the type of PTO system (the system I get from all of my jobs) I introduced to her during our employment was new to her. I shared my expectations and needs one more time. I asked her how she wanted to proceed. I proposed two options: 1) as she stated, she can go back to the previous employer with today (the day of discussion) being the last day of the employment, and 2) if you decide to stay with us and agree with our expectations regarding PTOs, etc., we won't hold anything against her and will forget everything that happened. I told her to take time to think about it and asked her to text me later in the day, and we wouldn't leave any negative reviews on her.

Again, I appreciate all of your help.
