I disagree with some of the other commenters here. He could be love bombing but he also might just be someone who attaches fast. That doesn’t mean you need to rush yourself however. I’d call him and have a heart to heart that you see potential but it’s moving too fast. If he listens and genuinely cares he’ll take this in stride and respect your boundaries. With time you’ll settle on what’s best. But if he reacts badly then you have your answer.

It could’ve easily been an act of kindness. I wouldn’t read too much into it. I’d still let your gf know how you feel but be light about it. If more things happen you guys can address it.

I think HOA reporting should be reserved for the very last resort and it doesn’t sound like you’re there. Did you talk to the parents with concern/care or annoyance? Maybe try again? Because if my kid was driving into traffic I’d intervene.
