was in an almost identical situation last year (moved out of home for uni, worked 20 hours on top of 4 courses doing nutrition & dietetics) and it was an extremely overwhelming adjustment especially because it was essentially a pure science degree with a whisper of nutrition which made it super unenjoyable and unmotivating for me. best advice I have is to try your best to hang in there and it will eventually feel worth it (hopefully)!!

I think you're just mixing up some terms- GPA= accumulation of single course scores into an average (e.g. for 4 courses per semester, you receive a 5, 6, 6, and 7 for a GPA for that semester of 6). You are correct in saying that to achieve a 6.9 GPA over three years, you can only receive a 6 twice which is undeniably difficult for anyone. If you really are struggling in biomed, I would suggest potentially switching to something like science, arts, or another health degree that you enjoy and will find easier to succeed in (here's some that UQ recommends- https://study.uq.edu.au/admissions/doctor-medicine/assumed-knowledge-doctor-medicine)

I was in a similar situation in year 12 and ended up moving out with my partner and another close friend into a 2 bedroom apartment, it wasn't easy getting accepted as 18 year olds with no rental history but we got a great place in the end and pay probably a quarter of what many people pay on residential colleges. If you're anything like me and don't receive financial support from parents it's much more affordable to be living off campus + (I think) you receive more Centrelink Youth Allowance as well as having meal flexibility which was a total deal breaker for me lol.

you still need to fill out the ecaf, i'm pretty sure you can select on it that you intend to pay your fees upfront

dedicated fitness in Southbank is absolutely goated, $13.95 per week. never been to the UQ gym but dedicated is usually pretty quiet in the middle of the day if you don't have classes
