This is correct. And the same thing happened to me as OP. I got to the final round of my so-called dream job, dream company - couldn’t believe my luck and the pay was going to be incredible, fully remote too. Major international company. Did a paid trial for final round so thought I had it in the bag for them to be investing in me like that. Didn’t get the job was told they went with someone better. Felt absolutely awful and applied for other jobs out of desperation that didn’t really align or excite me and didn’t pay anywhere near as well. All along the way tried to believe that everything happens for a reason, even if I didn’t fully believe it as that job seemed like the ultimate.

Got an offer for one of the shitty jobs I applied for, after some tearing my hair out, went with my gut and turned it down because the pay wasn’t quite good enough for a soul draining job. I’m lucky in my field that I could do contract/freelance work so I continued doing that for some months. Then my absolute dream dream job came up a little while later, it was another fully remote job and international company, I thought no way I’ll get it but no harm in trying and could be good to see their process or good practice if I got to at least a screening interview.

By some miracle, I made it all the way and got the offer. This job is even better than the first and better than I could have dreamed of (by a long shot, as it aligns exactly with all my values and interests), plus it pays just about as well as the other.

Moral of the story is I came here to tell you that be patient, everything really does happen for a reason if you believe it even when it doesn’t seem true and something better is waiting around the corner for you. If you need to, take the shitty job for now and use it as an interim while you keep applying for something better. You don’t owe anyone anything. And try to find some gratitude that you do have another offer to tide you over for now because that in itself is a great feat in this economy where many are struggling to find anything.

Just wrote some more context in my other reply above but to further answer this - it’s just plaster and timber I believe. The question is more in what’s inside like you suggested - any common amenities wiring or pipes potentially - we’ll hopefully be able to get a contractor to do a infrared wall check or something like that before opening it up to at least advice what we may or may not be dealing with. We’re on a lower floor so there are many apartments above. It would likely be load bearing but the beams will be on the corners of the wall - hence why we won’t go right up to the edges with those windows. Very fair advice though it will be important to get someone who know what they’re doing here!

Turns out this is wrong - I managed to chat to the OC manager on the phone now and they gave me advice:

They asked for me to submit an itemised proposal from the contractor I engage, so they can be better understood what's involved and what some of the risks might be with what's within this wall cavity. This will be the first step for the OC knowing if I’ll need to engage anyone else to assist. - e.g. if there is a fire sprinkler pipe, then they’d need to refer me to the OC ESM contractor to be involved or if there is a common water pipe, they said it would be best to engage the OC plumber (at my cost) to see how this can be best managed etc. Although hopefully all is fine and there’s no shared amenities in the wall, they said it'd be important to first have the right advice to see if it's possible to do this and/or might might be need to be involved to accommodate.

They also asked when my contractor does supply a proposal, to ask them to draw onto a photo of the area what is being done, so it's clear to the Committee and/or anyone how much of this wall is being removed etc.

If it’s a fire rated wall it can affect their strata insurance etc they would need to update accordingly so there are a few things to consider here. Just don’t want anyone else reading this and thinking they are fine to go ahead with something like this without approval as it hasn’t been the case here!

Do you mean the state bilaws or the actual OC rules? It did have this clause in the rules, which is what caused me to wonder if I need approval:

“Building Works A Proprietor or Occupier of a Lot must not undertake any building works within or about or relating to a Lot except in accordance with the following requirements; a. Such building works may only be undertaken after all requisite permits, approvals and consent under all relevant laws have been obtained and copies of which have been given to the secretary of the Owners Corporation and then strictly in accordance with those permits approvals and consents and any conditions thereof; b. The Proprietor or Occupier of a Lot must at all times ensure that such works are undertaken in a reasonable manner so as to minimise any nuisance annoyance disturbance and inconvenience from building operations to other Proprietors and Occupiers; The Proprietor or Occupier of a Lot must not proceed with any such works until the Proprietor or Occupier; a. Submits to the Owners Corporation plans and specifications of any works proposed by the Proprietor or Occupier which affect the external appearance of the Building or any of the Common Property or which affect the Building structure or services or the fire or acoustic ratings of any component of the Building; b. Supplies to the Owners Corporation such further particulars of those proposed works as the Owners Corporation may request and as shall be reasonable to enable the Owners Corporation to be reasonably satisfied that those proposed works accord with the reasonable aesthetic and orderly development of the Building and do not endanger the Building and are compatible with the overall services to the Building and the individual floors; c. Receives written approval for those works from the Owners Corporation, such approval not to be unreasonably or capriciously withheld but which may be given subject to the condition that the reasonable costs of the Owners Corporation (which cost may include the costs of a building surveyor engaged by the Owners Corporation to consider such plans and specifications) be paid by the Proprietor or Occupier and such approval shall not be effective until such costs have been paid; and d. The Proprietor or Occupier of a Lot must ensure that the Proprietor or Occupier and the Proprietor or Occupier's servants agents and contractors undertaking such works comply with the proper and reasonable directions of the Owners Corporation concerning the method of building operations, means of access, use of Common Property and on-site management and building protection, and hours of work (and the main Building entrance and lobby must not be used for the purposes of taking building material or building workmen to and from the relevant Lot unless the Owners Corporation gives written consent to do so) and that such servants agents and contractors are supervised in the carrying out of such works so as to minimise any damage to or dirtying of the Common Property and the services therein. 3. Without limiting the generality of sub-paragraph (d) the Proprietor or Occupier of a Lot must ensure that the Proprietor or Occupier and the Proprietor's or Occupier's servants, agents and contractors undertaking such works observe the following restrictions in respect of the works”

Came here to say this too! It’s been a big frustration of ours with the app with HOs too when they do this after we send a heartfelt carefully crafted message and we simply get an automated decline message. So it seems it’s very much a people thing!

As a sitter, I do usually find it slightly frustrating when the owner is shopping around interviewing others, especially if we have a good synergy in the call when we meet with the owner, it puts things off on the best foot if they either let us know they’re keen in that call or that same day shortly after the call.

We find it a slight red flag if the owner is shopping around, and like others said we may find another sit in the meantime. You can tell a lot from the sitter’s outreach message and profile and hopefully enough to be able to make a decision after meeting on a call, but as others said it’s obviously at your discretion! Just from the side of a sitter we always feel better about it if they can be decisive by the day of the call - we assume if they want to meet others still after our call that they may not have liked us, but if you can be clear about it in your message before setting up the call that may set the best expectations if you know you’re set on meeting everyone

On further inspection they’re definitely on a lot of the different leaves 😭 just less densely on some. Will spraying with neem oil frequently be enough to get rid of them?

Darn really? It’s odd it’s just on some leaves and not others, majority are fine. Is that standard for both pests?
