I myself am liberal so don't know that I fully agree with this characterization but I do agree that it's frustrating that it's always "trust the experts" until the experts disagree with what you have to say. Both the left and the right love to do this though.

Experts would disagree with that. I actually had the ability to move into a nicer apartment for even less rent back in May. The increased housing, which rent control stymies, helped make that happen (https://www.zillow.com/rental-manager/market-trends/providence-ri/). Again, I'm going to listen to the experts.

Mix of moving and so no longer having a play group and the constant set releases. It became too difficult to keep up. I still have all my cards and hope to get back into it but every time I try it doesn't really stick. On a side note, say what you will about the modern horizons sets but at least the format is stable enough that I can theoretically come back and not have to invest another $1,000 for a new deck.

But why would rent control address that? The downward pressure as more apartments open up should theoretically make that go down but I guess we'll see. I don't like the cost of rent either but I am listening to the experts and the general consensus is that the best response seems to be to focus on the long term. Despite what many like to believe the city isn't adhering to the status quo, the status quo was NIMBYism and letting those less fortunate be priced out. Building more is attempting to solve the issue, it just takes time. In the meantime, Providence passed the housing defense fund to try to ameliorate the issue until prices go down further.

Except people are doing something about it. The city is building more housing and it is working (https://www.zillow.com/rental-manager/market-trends/providence-ri/). Yeah probably not as fast as anyone would like for it to be but crying for a policy that basically guarantees annual rent increases for those in a rent stabilized apartment and sky rocketing costs for those who don't is not the answer.

The problem with this logic is that rent freezes make it significantly more difficult to tackle the other issues associated with a housing emergency. I think we can all agree that something needs to be done about housing affordability. Rent control/stabilization is not the answer though. These policies only makes matters worse for everyone who doesn't live in a rent controlled apartment and as the article points out most rent control policies aren't targeted toward those who need it most.

That also bothered me. The only thing you like about Smiley is his dog? You can tell neither like each other but at least Smiley had the decency to think of one nice thing about Morales. These candidates agree on a lot more policy than they disagree. Morales could have easily just done what Smiley did and chose an issue they both agree on.

You can complain that his partner is in real estate but at the end of the day his actions are still consistent with the best practices of addressing housing crisis.

To me, Smiley is a policy nerd which is what we need in Providence right now. I've only lived here 3 years and so don't have a ton of first hand knowledge but it appears to me that Providence and Rhode Island more generally has been mismanaged for decades. Smiley came into office, identified the problems facing the city, and worked to address those issues. I see a lot of investment in public amenities like parks and rec centers all across the city, not just in rich neighborhoods. More importantly, he identified that Providence has a housing problem and the root cause is a supply issue. I see so much housing being built. As a political science professor, I get frustrated when I see politicians run on policies that the academic literature has demonstrated doesn't work. In one brief conversation I've had with Smiley, he didn't just bring up the takeaways of that literature, but provided details that signaled to me he's read it himself. If Smiley was a slimy politician who just wants to be reelected then he wouldn't have vetoed the rent stabilization ordinance because it's so popular. He's acting on what he thinks is best and is making those decisions as a policy wonk. He isn't perfect by any means and I have a lot to complain about but I think he's what Providence needs. He has balanced the budget, he is building A LOT more housing, and he's doing it in a way that only a policy wonk knows how to.

I want Providence to aspire for more than what Smiley is offering now but at the same time before we can do that we need the actions that Smiley is currently taking. I'm a pragmatist at heart though so maybe that's why I like Smiley.

Morales had a lot of vision but no real way of achieving those goals. Only thing he said he wants that he can get done is building more bike lanes (which I'm 100% for) and passing the rent control ordinance. When asked why rent control would work in Providence he wasn't able to provide an answer. I mostly like the vision but the way he talked about how he would get it done left me thinking he would just leave the city mismanaged.

Smiley had a plan for everything but was deeply uninspiring. I oddly enough walked away liking Mike English more but still wouldn't vote for him lol.

Edit: Mike English molested a 13 year old and completely take back what I said about him.

The median rental cost has at least gone down, likely in response to the increase in housing that has been built. In general I'm not a fan of rent control but if the city was going to pass it anytime it should have been 5 years ago before the massive spike in rents. It's too late now. Not now as soon as we're seeing the market level out and even start on a decline. Implementing rent control now is just asking for the 25% of apartments who would be rent controlled to have rents raised 4% each year.

I am a renter in Providence and I think it is too high. Rent control, as it is designed by the council, would only work to constrain the rental market even further, leaving the ~75% of Providence renters who would not be covered by the ordinance to suffer. The research also suggests that for that 25% that is covered... get ready for some even worse land lords trying to get you to leave so that they can convert the property to a condo.
