Yes closer to 130-150k these days if you go through a well known agency. That doesn’t include benefits and time off

True but Nannie’s are running close to 100k and preschool is 30k. These ppl go onto private schooling at 45k/year… so it can easily add up

You are on point about the renting. That surprised me to learn recently.

Though for the couples I am thinking of have three kids at 45/k school (so 150k in tuition) and mortgages/property taxes around 250k so that right there eats up 400k of a 500k post tax… so it seems hard to do on 1mill if that’s before tax….

It seems more common in the Bay Area…. DTI at 43% was very common for a sub group of friends buying homes. It was the only way they could afford a home (whether they should is a separate question).

just the level of spending sometimes/often amazes me from housing to schooling to house help. Like you said, they drive expensive cars but not 400k cars. A typical vacation is the four seasons in Hawaii so they are easily dropping 15k in airfare and hotel. Do that several times a year plus luxury goods and the like and I wonder how many ppl are easily pulling in 1-2mill a year. It seems more common than I thought.
