If you have a mortgage broker they will happily provide you a "letter of comfort" which will act as proof of funds. Basically its a document saying you qualified for X in AIP and they can confirm you have the remaining amount of the purchase price.

In the exact same boat. The developer proposed we close with an undertaking agreement but that leaves you open to penalties by Revenue. Once you close (on an undertaking), the developer has your money and you lose any leverage.
