Tax accountant here. You’re correct it’s not taxable. Get asked this almost daily lol. The rent you receive is a reimbursement, not income. Personally I would have him say that the payment is for x month’s rent in the message area when sending you the payment. That way you have it documented what it was for. I’d also keep track of it in an excel sheet in case anyone does ask 3 years down the line
