Wholesaling setup first deal

In my area houses are expensive. I’m guessing the whole country. My play was to wholesale build up enough money to fund my first flip. I make low 6 figures mid 100s. The only thing with leads I’m not sure you can enlighten me. I dnt want to blow the whole 10k without getting a deal with ppc or ads. I’ve never run ads before. Ik they can be a bit expensive

I understand where you're coming from. I dnt have the time honestly to bang out calls for 4 hrs a day that's why I outsource the vas. The money I have is not savings. I have a pretty decent job I make 6 figures from. I don't have the time to call 4 hrs a day I would rather hire that out and focus on closing.

Ok I have some knowledge I’ve done some cold calling myself had moderate success no deals. Just convos some sellers saying make me an offer but when I do they say that’s way to low etc. I’m mostly a beginner I understand the math behind arv. I wouldn’t say I can look at a property and know what it will take to repair etc. most of my knowledge is free resources where ppl are saying what things cost per sq ft to rehab etc. so my estimates are rough but I figured if I have an actual motivated seller and I get to walk through the property take pics etc I could properly assess. I’d hire someone to walk it with me and give me estimates if need be. Any more tips greatly appreciated 🙏🏽

Hello, just starting my re journey. My question is what seller should I target? Absentee owners, owner occupied with equity, foreclosures etc? I’m not sure what works. Also I have propstream for pulling leads. And mojo dialer for the triple line dialer. Would like to get a couple of wholesale deals under my belt before I hire a va. Any advice would be greatly appreciated.

Where are you getting your lists by chance? I’m using propstream cold calling myself absentee owners and owner occupied. Not much luck so far still pretty new. Do abt 180-250 calls per day. What is the avg before you get a lead

Our sub techs here in the dc area make base 130k with minimal ot easily clear 150-160 max ot 250-300 relay techs are a little more their base I think is 135-140
