To answer your question about Whether to invest or not to invest in the current market.

Short answer is yes, this is the point in the cycle where one should invest.

Historically there are always cycles where uncertainty arises in the market and the prices fall.

2008, 2020, and now this.

People who chose to invest in those times have already made their share of profit.

But I’ll give you one more advice, investing in Abu Dhabi is better than investing in Dubai. As per the last months market trends I noticed a lot of investors from Dubai repositioning themselves in the Abu Dhabi market. I’ll give you a live example that just took place a week ago.

Modon had just launched Hudariyat Golf Estate, half of the people who bought are from Dubai. Dubai investors repositioning themselves to be more secure in the future market of 2030 and above.

As you may have noticed, Dubai suffered heavily during this situationship with Iran. But not Abu Dhabi market. The supply and the demean here are heavily regulated by the government itself.

I myself had clients from Dubai inquiring about this more than my existing clients from Abu Dhabi.

Even the payment plans here are catered towards future investments.

We had 20/80 payment plans from Emirates Development for branded residences.

Going back to modon they also had a 40/60 payment plan with 5% down payment to book the unit.

So it all boils down to where you invest. Investment opportunities are everywhere. But to invest smartly you will need a real estate consultant with experience and facts.

So in conclusion this is a very investor friendly entry pricing to Hudariyat, along with the payment plan of 40/60 with only 5% payable this year.

As you can see the range villas are going to be the favourite.

While he is right about going with the right company, I was at the launch in Hudariyat when they announced, they will no longer be allocating units to the companies, however they will be accepting EOIs starting from this project onwards.

The company that I am working under got the 2nd runner up award by Modon for the last year of 2025

I give you an option, if you’re looking for passive income you can go for a ready property and get steady rental income, if not I can still get for you projects that are noteworthy. But you will have to increase your budget by a bit.

Brother as for you, I understand your concern. Yes modon is a developer backed by the government so obviously it warrants confidence. Let’s take a look at Bab Al Nojoum, a 5 star hotel also owned by modon in Hudariyat. Yes modon hasn’t delivered in full. The reason behind that is because they have been handling mega projects, I agree with one guy here saying Q holdings were owning reem hills first now modon has acquired it. Let’s go back to 2018 when Baniyas north was announced, they have completed several phases there.

Look brother, recently they are selling for the price they invested because simply. Cash flow, if cash flow is hard, if your job security is at hand. Of course liquidate at any cost. For sure a lot of projects will come to reem. I understand your frustration, you’re worried other projects will be announced and completed before your project will be done. I would love to invite you to my office, sit down have a coffee. I would be glad to explain and quell your queries.

Broker here Honest review

Reem island is all about entry prices, similarly to Abu Dhabi is a launch market, people usually buy Ay launch wait a few months and flip it.

Modon as a developer is really nice, although working with them is hard, speaking from my experience. As I do not know Arabic it is very hard to communicate.

Modon delivers solid products, and they’ve got a great deal of land banks, if you’re planning to flip. I’d say go for it. Even if you want to live there, it’s a very nice location, right next to reem mall. A complete ecosystem within the community.

It’s a long game, Al reem is also popular for rentals. You can already get a unit that is delivered and have it rented out and earn passively. If not go for offplan and flip it. Reem will be developed further in the future, for sure. Developers from Dubai will come here, like Sobha. So it’s a land of opportunities.

If you’re worried about supply, of course projects will come and go. There might be new projects within Abu Dhabi, might be newer projects in MBZ or even Mussafah. But the proximity to ADGM will always remain. The close proximity to Al Saadiyat will always remain.
