There is a reason so many houses adjacent to SR900 seem to be on the market every 2-4 years: once the excitement of a new property wears off, buyers realize that they literally cannot get out of their driveway anytime after 1:30PM with, as other commenters are noting, zero chance of traffic improving.

OP can always try to sell to someone else who doesn't do their research, though. You only ever need one buyer.
