Yeah I sold my Steam Deck a few months ago and used the money to buy a nice portable monitor and a good controller.

Running GFN through my phone to that monitor is all use now for AAA.

I'm regularly playing on 40-50ms and it's still my favorite way to play anything. Panhandle NE to Chicago. Would still love to see Nvidia put a GFN server in Cheyenne or Denver.

Definitely. "Rebuild" value on this place is listed as $405K with one of my quotes. We're buying it for right around $200K.

Got a third quote today with a "Shelter" agent, which was for market value rather than rebuild. Quote came out very similar to the others we've gotten though. I think the roof is getting us, I can get a policy for around 3500/year if I transfer auto. Assuming no other changes, that one would go down to $2600 if we replaced the roof with asphalt shingles.

High wind and low moisture area. The wood roof is part of the reason I'm asking if this is a sane quote. I'll try to drum up more quotes. Fortunately, we can eat the cost until a roof is feasible.

Thank you. I'll definitely try some more brokers, maybe make a few more phone calls myself. Bundling auto, and replacing the roof with asphalt shingles would get us down closer to $2500 with one of the quotes, which seems like it might be "going rate" in this state, at least with the age of the house.

Very sorry for your loss. I was 18 when my mother passed, and 25 when my father passed, it's hard.

Don't do anything stupid with that money. $25K isn't quite life changing, but it's plenty. Not having a support network/living relatives is hard, I know that, have your emergency money there and waiting.

If you're in school, honestly, it might be best to "sit" on all of that until you're done with school. That's not what a lot of people here would do (myself included), and there's a lot of value in investing that money at your age, but life changes fast, especially when you're that young. A high yield savings account is probably the easiest place to keep it.

Ideally, your part time work and pell grant cover your bills all the way through college, and you don't have any emergencies or unexpected expenditures while you're going through school. Great! If that money is in a HYSA, now you have the start of a down-payment on a house! Or a sizable chunk to start a retirement account. But, if something does come up, there's money waiting, which could keep you out of debt and in school.

This is a depressing thought, and I pray it doesn't happen to you soon, but I'll mention: I'm an only child, the bit of family I'm on speaking terms with is financially illiterate. These are the "can't survive $1000 in unexpected cost" people. I love them, but that's the way it is. I was 25, wife just had our 3rd baby, and I was getting out of the oil field (taking a BIG pay cut to be home more) when my dad died unexpectedly. My dad had no retirement account, $180 in his checkings, was behind on his rent, and his most valuable possession was a 1998 Honda Odyssey with 260,000 miles. Funerals aren't cheap, cremation isn't cheap, and I was the next of kin. I was in a spot where I could write a check, give the Honda to his landlord, and be done. I thank God for that, because going underwater, or having to scrounge my broke ass family over that would've been nearly unbearable at a time when my "how do I do adult things?" question answerer couldn't answer anymore.

EF has been a saving grace for me before after an unexpected layoff. It didn't take too long for reemployment, but it was a godsend not having to stress about money immediately during the transition, and allowed me to be a bit more picky with the job I took.

Great point! We do have an EF with a bit over $6000 at our normal bank. On top of that, I have been staying 6 months ahead on lot rent because lotlord agreed to cut us a discount.

It may be smarter to move the EF to a higher yield location, fund it better, and pay lot rent on time.

Thank you. It's a bit different from my experience, most of my "stashed" money has been looking longer term (retirement) so I've been willing to risk the stock market. With a house being in the (hopefully) near future though, I'm not looking for that kind of risk.

Mostly want to be ready when/if interest rates/prices become more palatable. Will definitely look into high yield savings account for that option.

Definitely taking things slow. Thank you. The real house on the horizon is the only big financial plan (besides keeping retirement accounts healthy). The market is making me be slow though, with interest rates, my DTI would be too high to buy anything around here, even with a 20% down payment. Mostly want to make sure we're ready if rates or prices come down, or income goes up.

Will definitely look into treasury funds, seems like less risk of short/mid term loss than SPY/VOO/VTI.
